    No. It is not which property funds are secured by that make them deductible. It comes down to the purpose of the funds. If it is used for investment, it is deductible, if not, no deductions.

    There is no “secret”. It is all about education and research and finding the right answers. Paying someone a large sum of money for the “secret” is just a waste of money. You will be better served paying someone to be ‘educated’.

    Having outed the lender Stu, do you agree that HSBC are easier to achieve better results with when applications are submitted through a mortgage adviser?

    I certainly find this to be the case with many of the larger lenders.

    The funny thing is that investing is supposed to be treated like a business to be successful. There should be no personal decisions involved. I see no economic benefit of P&I loans on investment properties.

    I think I would prefer paying the minimal ongoing tax expense as compared to the large upfront stamp duty expense by selling to myself. Using the property to make additional investments would probably be more beneficial and the rental income would reduce the non-deductible debt fairly quickly before ever being required to pay the tax.

    RP Data has a reputation for being about 3 months behind the times. The best research is done by following the auction clearances in the newspaper and the for sale advertisements.

    You will still pay tax on the rent from the unit and lose deductibility on the house mortgage. What else do you want to know?

    As long as you have a standard loan, there is no problem with you moving into the home. The bank won’t care as long as you make your repayments on time.
