Yes Herb. As long as you do not move into one of your own premises and keep renting. The 6 year exemption will continue to apply on your old PPOR.

Usually all fees are seperated by title. You can negotiate a better deal though.

Sorry I am not Terry but the CGT thing is in reference to getting a 6 year Capital Gains Tax exmption on your PPOR if you do not buy another one and move into it – ie: you rent during this time.

I don’t think many of the lenders will have a major problem with this if you can service the loan from them and the loan from the vendor. You would have to stay out of mortgage insurance territory in most cases though if you did not put any money in as they have a genuine savings requirement. This means borrow 80% or less from a lender.

Just check the interest is being calculated properly. A Principal and Interest repayment is a little harder to calculate than Interest Only but it is really all you have to check. If other fees or charges appear, you can check those as they arise.

Yu would probably get a decent rate for the first 70% or so and then a huge rate for the remainder. This will most often be second mortgage or caveat finance territory which can get pretty scary. I guess, when averaged over all borrowings, the overall interest rate would only be slightly frightening.

So, will you tell us who it is? One of the cheapest Commercial rates around that I know of in retail lending is mid 7’s and that is fully documented. How do you get low 7’s for low doc? I am stunned!

I must say that they would be returning a lot of money. My loan is spot on every month. It is difficult to get it wrong when it is interest only and a set repayment through direct debit.
Mark, I am sure any mortgag broker would be happy to check for you. There are not many errors they can make.

Who does low 7’s? Do they request a heap of evidence to support strength? I am not a fan of commercial loans at all. I try and use residential lending as much as I can.

Actually, it is ‘et ors’. I prefer using this from my French heritage. It means the same thing – ‘and others’ (not dictionary meaning and probably spelt wrong).
Is it ok for me to use French?
I also believe it is commonly used in legal jargon to refer to the same thing. Probably from Latin.
