Loan types have nothing to do with what is deductible. It all comes down to the purpose of the funds. If the money is not used for investment, it is not deductible.

You have managed to find a loophole that many people try and use but it is a very fine line. I would discuss this with your accountant extensively but – YES – you have the jist of it.

The interest on the money used for the PPOR is NOT legally deductible in my opinion.

Sounds like you are in an ok position. It will depend on what you want to buy and your goals, etc to determine how you proceed. Talk to a broker about finance and talk to everyone here about tips. Read a lot of the threads because most things have already been discussed.

Negotiate with them on their commission. If they drop it quickly or a lot, get someone else. If the agent cannot beat you in the negotiation, imagine how bad they will be with buyers!!!
