    Were is it? I know in Melbourne at the moment you can pick up some really good deals of the plan because the market is slowing down and some develpors are a little desperate

    Danny I have done it, if you have heaps of time it can be good but if you don’t have the time don’t bother it can be a handful

    A lot of lenders won’t fianace more than 3 on a block or if they do it is considered a commecial loan so check it out with your lender first

    Yes be careful to make sure the prices are the same if you had to on sell it check out simular projects in the area and compare prices

    Don’t bid on the property until it is on the market all you are doing is driving the price up, After very bid yell out is the property on the market yet , if the property has not yet reached the reserve this will put pressure on people to stop bidding , after all why would you bid on a property that is not yet for sale, remember it is only for sale once it has made the reserve price.

    If the property hits the reserve price and you want to bid walk right up to the autioneer stand 1 metre away from him put your hand high in the air and don’t pull it down the bid will always come back to you and this scares people they think you are crazy and they stop bidding. Thios is a tacktic I use and I have had people (complete strangers) ask me to bid on propertys for them when they have seen me in action. I have even bidded on propertys for other real estate agents .

    Just one other thing , I spent 4 months studying theses areas with 3 other guys, we had weekly meetings to share the work load and teach each other, the 3 of them went there and all came back and said that they would not do any buy and holds in theses areas , however they are fliping property in theses areas . I also have been working closely with another 3 guys that have been there and are not investing there but are investing else were in the USA. There is another Aussie I met over there that went to up state NY and he has propertys there but will not be investing in any more he has also moved his focus in to good blue chip areas in the USA.
    So although I have not been there I feel that I have a good understanding of the market, not to mention that I have been investing in property for over 10 years I didn’t just come into the market in the last boom I was in the market when everbody was saying there is no money in property the middle of the resession was when I started investing and I’m just a little concerned that that people will jump in the deep end without doing there researsh properly.
