    Hi Dean

    we have spoken about this subject before and I will continue to do develpoements and renos to achive my goals because there is a dollar in it , but I will only do it in slow markets like we are entering now.
    My biggest problem durring the last boom I had my money tied up in developements , when I should have had as many small deposits on as many rental as possible.The abilty to leverage that money out would have put me in a much better position. Hind sight is 20/20 vision.

    So the closer to land value the better.
    Do you think you can make money doing this?
    This takes lots of money lots of time at council and years slip by very quickly.
    I got sick of dealing with idiots, that think develpers are millionaires and you just seem to be folking out everwhere and lose heaps of time dealing with councils and planners.

    Hi Dean

    What makes it better at the top end rather than the bottom end?

    Is it the expence involved with getting the permits therefore the over all% is not as good or is it the fact that the numbers are just bigger.

    Zulik,

    There are a lot of hidden expences when building units.
    Contribution fees for sewer , tapping fees for water,sub div fees,running services under ground to the property from whereever they are the builder doesnt pay these the owner pays it.Council has some fees that normal home does not pay but unit developement does, if it is the frankston council you will have to put in storm water tanks to allow for flooding if your lucky this will cost about 20 to 30 k, the list goes on and on.
    This forum shouldn’t be called developement made easy it should be called developement why bother.
    Not to be negative but most projects I have done it take just as long to get the permits as it takes to do the job.

    Is this property in montrose I think I saw it the other day.
    450k comes to mind .

    Westan I agree I have been looking at the NZ market and see that price are starting to pull back.
    But what upsets me I saw a dolfderoos letter today that showed how he is pushing investors to invest through him in NZ , he is quoting that the market is behind the rest of the world and now is a good time to invest in NZ.
    I don’t think hes package for investors was good at all.

    Gross,

    The way I see it risk v return . I must admit if you can make 27% on your money that is crazy I would put a million into something like that 7 days a week if I thought I could get that sort of return with little risk. I would be able to retire .
