    Dr X,

    Westan is someone who can help you with many contacts and I believe he is doing his own tour group in October if he can get the numbers. I dont think he is charging a fee however if you buy properties through him and his team, there is a fee involved. I am also interested in investing in the States and would like to have a chat with you to gain more knowledge if you are interested email me at [email protected]

    Will be looking forward to reading your article,I think I will be pursuing to buy in the US.Have been reading up on some good things people have been doing in buffalo/niagra falls. Im thinking about dallas or houston , my research is pushing me in this direction.

    The system that is in place for owner builders is all up side down . Nobody knows whats going on . Just use a building surveyor that will sign you up as a owner builder. Every project use a different one . Its to hard to trace it back.Change names a long the way by de pole. Get a builder to say its him doing the job , pay him a couple of thousand for his trouble then send paper work to surveyer saying that the builder isnt doing the job any more and your takeing the job on your self.

    Basically work the system because the system is a load of crock and just needs to be manipulated.
    There is way to much un employed over educated people that create more jobs by introducing more politics into everthing and more there is the more confusing it is for everone.
    The more confusing it is the less people care if a shifty is being pulled. You will be able to owner build it just use the system against the system.

    I agree with foundation and dazzling , keep it simple .
    Ther will not be 2 cycles in the next 18 years ,maybe 1 or 1 and a bit , I could be wrong but the figures do not add up for 2 cycles.
    50 propertys , I have 7 and it can be a lot of work at times not to mention a head ake. You are a lot better of haveing a couple of high yeild propertys that make you the income you require and less stress.
    Dont want to sound necative go for , just learn to crawl before you get up and sprint

    Im in the middle of converting a house into 8 bedrooms 2 kitchens and 3 bathrooms and Iam going to rent the rooms out , just as you are planning to do.

    I never have dept on anything but property. If you cant pay for a car cash dont but it.You will soon learn to save and you will buy a car if you need one.
    My suggestion to anyone that stuggles with money is read a book called the richest man in Babylon. It was writen thousands of years ago in stone, but republished I try to live my live finnacailly by its princiblys , and it is so simple to do , once you create the patern you will never have money problems again.

    make sure you not over paying for the property although they offer good returns most of the tome you will pay for the extra returns in the purchase price

    Maybe try 4 something a little diff . Say buy a house with a fully self contained unit , for the little extra in price you maybe able to rent them seperate and your return could be a lot higher. Or look for a house that needs a paint and gardens done , you will pay a little less put a bit of elbow grease into it and get a beter return for your money. Or look at a house with a big block down the track dont have to buy land just build on it .

    Like monopoly says its really what you are comfy with . Frankston is a top location if you are wanting CG . I belive it is still under valued.I personally like frankston heights frankston south frankston central. Other parts will still have CG but I think the beter parts will be reconised first.
