    Foundation You are the most interesting person on this forum by a mile as far as im concerned. I do agree that the average price has fallen I belive this is due to the ever increasing sales of units and appartments flats. I could be wrong.

    I sold my house late last year settled around september and started looking to buy a house in an area I want to live, essendon strathmore around there somewere, things were a little slow from what I could see. But in the last couple of months oh my god, I saw a house advertised for 439k and want to buy it for that price about 60k over what one 2 doors up sold for in november anyway the agent hasent got the 32s yet so I cant fill in a contract. Just so happens a house about 5 doors up went to auction on the weekend so I thought might as well have ago .The house was advertised for 390k + im thinking mabe 430k 440k , I bidded to 480k sold for 508.5k   90k above reserve . Anyway as soon as I got home I called the other agent about the house that was addvertised for 439k to see if he had the 32s yet . He answered no not yet still waiting and by the way the owners want to change the price to 474k. I tell you what I felt so sick I could not sleep that night I reakon just by waiting a few months I will have to pay about 130k more. 130k more imagine haveing to work and save that 130k . I earn about 90k a year I reakon out of that I save 10k a year if im lucky  thats an extra 13years of savings in a few months. And I know its easy to say there are plenty of cheaper areas but I grew up around these areas all my family and friends are there its what I love its important for me to stay around here.   ( all the propertys Im looking at are in poor condition and I only want them for the land am going to pull down and build a new home all theses houses are on the same size block just to let you know i am compareing apples with apples ) The place is going mad and it does not look like it is going to stop

    Becareful when looking to invest in the USA. I have been over there many times in the last 2 years learning the market Ive met most of the guys that are running these USA adventures. Ive seen and travelled around thousands of forclouses and pre forclosures. There are so many different forclosures. That market is crazy and sounds great. But if your not living there looking after everthing its hard. Just put a few questions on this forum and see how many positive responces you get. Very little I bet. The only people that are pushing the USA market are the people that are making a kick out of it. Call me if you want I will tell you more .

    No good preaching if you dont do what you say.

    If you want to preach you must at least practice what you preach and have good achivements in what you are preaching.

    I have made good money from positive cash flow, CG,developments. I have read god knows how many books, but I would hardly call myself a guru. So to answer DrX question is it what they do or what they know, I would have to say both and be extremely confident in what they know and do . Also have long term experiance in what they have done.

    Any man and his dog could have made heaps of money in the last boom ,doesnt make them gurus .

    Any man and his dog may know and has read all the creative ways to invest but have know experiance .

    I feel it is a cobination of knowledge,results, and long term experiance. Then maybe you can be called a guru anyone who calls themself a guru I would worry about.

    only if you rented the property out for a certain period then shifted in your self for about 6 to7 years then in some cases you may not need to pay CGT.

    Or if you bought the property before 1984 you are also exempt from CGT.

    All property that you make a profit on and was not your PPOR for a period you will have to pay tax on .

    HSBC do not operate in San Antonio sure you can do banking there but there is no main branch there. So I would open one with them .

    My main factors are I want my money in for minimum time, no more than 12 months, risk verses reward and only do deals that are in my name with a legal agreement signed between us stating how much % return we get each.

    I dont do monthly returns to risky unless its surcured some how .

    F the superannuation companys will invest in property they look at the big picture if they get 4-5% yeild but also think they will get say 10% growth they are still in a win win situation. Super companys can just create there own market , buy propertys with your money today 30 years later buy the same property off little johny down the road at constent strong growth , they will eventyally own everthing , Its the fastest saving machine in the world , they can drive there own prices up causeing a false return , like I said before the world is getting smarter at robbing peter to pay paul. Crunch time will come but when???????

    I have an opion on rising property prices and why they will continue to grow at rapid rates for a long time to come. Although I would like to say your right foundation and I have been waiting for a crash for 3 years fingers crossed it comes soon.

    One word SUPERANNUATION 600 million dollars a week that has to be invested into something property , shares , gold , oil whatever this money has to go some were . I cant write a thesis on the way I work this out it would take me a week to write it but in a nut shell the only reason I can see that the market has not already crashed is super it is a form of saving.

    However this will not last they can not keep going the way they are going we are headed for a ecconomy disaster but will it be in 5 10 20 30 50 years I dont know seems the world is geting smarter at robing peter to pay paul but crunch time has to come.

    Wish I was faster on the computer would be able to explain in detail.
