    Well done Vonny :)

Sounds like you are a natural! Yes I have heard of the $1K to quote trick, and can’t believe they think they can get away with it!

Can I ask how long your time frame from purchase has been? (just to compare to Vic at the moment)

    Hi Tim,

We have done personal coaching with Agents – after they became so curious about our Renovation formula… same with Tradies and even our Accountant…. Have you thought about becoming an Investor instead of an Agent?

    Colin,

Great advise. Why a Property Manager would tell you that you are liable is really concerning. I’d be looking for a new property manager!

    Gordie,

We must have been reading the same “other” forum, as I saw it an remembered this thread :) Terrible situation to be it.
Hope this forum/thread helps people filter through the growing number of companies to steer clear of .

    Welcome Ben :)

There are a few Investor meetings in Melbourne, check this forum for them, get along to a few of them and start asking LOTS of questions. There are some truly amazing Property Investors in this forum, always willing to help out where they can.

You’d have to get the house built and have a C of O (Certificate of Occupancy) this would mean having a kitchen and bathroom/toilet installed and working. You would come across warranty issues, as in who has warranty for what- if there are any issues after the C of O. I’m not aware of many builders that would take this type of job on :(

Just found this thread. Has anyone else signed for the Bunnings Credit Card? Any thoughts on the fine print? For experienced renovators this could be very handy but for the weekend warriors it could be a trap.

We have used both, but because of the complexity in most purchases we prefer a solicitor.

    Jezfonz,

Start at your council :) Make sure you can subdivide before going any further. What state do you live in? There are quite a few property investment meetings that you can find in this forum- get along to one and further your education with people doing it successfully :)

How long were the previous tenants in your property? Is it requiring a a quick paint or new carpets to bring it up to the standard in the area? Agree with the pet option mentioned above too :)

If 8-10K is out of your budget, have you looked at Paint Roller Render? Is this 3 bedroom house a rental or your PPOR?

Orxy, Welcome to our country & to this forum :) We prefer to use Solicitors but you’ll find on this forum that many investors use either conveyancers, dependant on their experience & the project they are tackling :)

Henry, There are many Mentor programs available, it really depends on what route you wish to pursue- eg renovation/development and alot has to do with your financial structure and end goals. Have a look around this forum, you’ll see you can become fairly savvy by asking or searching for answers in here :)

Have 3 quotes done and make sure you know how many render layers it includes and does it include the painting of the render?

You may want to get in touch with Troy Harris who is a developer in the Eastern suburbs of Melb. He runs a monthly property meeting called Active Property Network, he’s also on this forum. I’m sure he’d be able to put you in touch with the right people :)

Wow, that sounds very cheeky of the Body Corporate. I’d be asking the BC to supply documentation that allows them to charge you :)

Have a look around your area for fully renovated properties (same bed and baths) that have sold recently and see what they have done. Also agree that a great Agent will point you in the right direction if you are unfamiliar with the area :)
