    i know i sound like a broken record but have a look at Geraldton, greenough even..

    I know people making money up north with all the work that’s going on “burrup” etc… but then again they’ve got the cash to get invest in the first place.. we’ve gotta look at the smaller places and look at the crystal ball.

    i personally like anything near the ocean or the river

    Anyway.. this site is a wealth of information and food for thought, appreciate your input. going for a drive shortly to get a ‘feel’ for some places i’m interested in.

    Cool…….. great info here guy’s and definetly food for thought, makes me realise even though i’ve found some interesting deals i have to try harder.

    agree with the fact a lot of good deals don’t make the net, know agents who call clients they know are interested in good deals and quick off the mark.. no waiting for the sale! we just got to get to be those clients.

    hula……. canada? is that where you’re deals are?? confused.

    guy’s don’t forget to look at the other areas of property (i.e industrial etc.. ) if you can pick something up with a good tenant and a reasonable leasing agreement.. you’re laughing[:0)]

    i’ve also e-mailed tracey to see what her group is all about, as with you i also work nights it’s 02:36 and i’ve just logged on to catch up after a few days off, so sorry about the delay in responding.

    i’m using AON as well and no prob’s.. good pricing.
    if i ever have to use it -hope thier worth it (see Steve’s tenants from hell stories)

    The day i do a budget the”money – takers’ seem to know……. the car will get a flat battery, the bills all seem to arrive etc. it’s the same if you get a raise or a windfall. the money gremlins are out there beware [}:)]

    In all honesty though every time i do a budget i find i can’t afford to live.

    so point 1/ we all get by on what we get by on

    and point 2/ the richest man in babylon is a wise old dude… pay yourself first!!

    have you looked at geraldton yet ?

    i have a few properties in Perth but still on the learning bandwagon and am also looking at outlying areas… hard aint it as you want to make the right and an informed decision.

    had a look at http://www.abs.gov.au what a maze !? and only to find that the town i was looking at was tiny, and who knows where it’s heading (what with timber mills closing down etc..)

    then there’s other towns such as dunsborough that just blow you away with the prices.

    kalgoolie was bit “hmm dunno” for me… someone smarter and better may make a killing though.

    Have a look at wespacs calculators… like it because you can quickly play around with the figures and change the outcome.. i.e quickly see that if you increase payments or decrease loan amount slightly, how it effects the total.

    enjoying the links, makes it easier with the description of the links, the best way to use, and your thoughts on the site. http://www.ausimage.com -out of commision at moment, just when i wanted to check if the gardeners doing his job (damn)

    had look at ATO site.. confusing, damn hard to sort out what deductions can be claimed etc etc.. i find i usually hear of something or think of something related to property then ask the accountant, who usually says- yes i suppose you could do that (duh)what am i paying him for?

    here’s a site for you http://www.deppro.com -property depreciation specialists, they’re in every state i believe (used them this F year)

    and a book that’s a motivational read “ordinary millionare$” by Jim mcKnight -got me wanting to go buy another property “now”

    Ever wondered about those people that say they give more than 100% ?

    We have all been to those meetings where someone wants over 100% effort, how about 103% ?
    here’s a little math that might prove helpful.
    If A B C D E F G H I J K L M N O P Q R S T U V W X Y Z were representated as 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 then

    A prisoner escapes from prison where he has served 15 years. he stops at a house and breaks in. he finds a young couple in bed. he gets the guy out of bed, ties him up to a chair, ties the woman to the bed and gets on top of her. kisses her on the neck and goes to the bathroom.

    while he is there the guy says to his wife “listen, this guy is a prisoner, look at his clothes, he probally spent a lot of time in prison and has not seen a woman in years” ” i saw the way he kissed your neck- if he wants sex, don’t resist, don’t complain, just do what he tells you to! give him satisfaction. this guy’s dangerous, if he gets angry, he will kill us- Be strong Honey, i love you”

    to which the wife responds, “he was not kissing my neck.. he was whispering in my ear, he told me he found you to be very sexy, and asked if we kept any vaseline in the bathroom. Be strong honey- I love you too…”

    A lot of dodgy people in area..Northbridge etc only down the road. lot of rental units here. worked for a company and did a fair bit of process serving in the area [:(] fun.. not!

    Then again some nice places close by too.. “the Pennisula” “Ascot waters” “Sandringham” etc taking off and not to far away… guess you never know
    do a fair bit of jogging in the area and drop into Tranby House now and again for coffee.

    Can suggest some books,

    “The Richest man in Babylon”… a classic and easy to read.

    Anything by Noel Whittaker i.e “Making money made simple” a good general book

    Jan Sommers property investing books..

    i’m reading “Ordinary Millionaire$” at moment by Jim Mcnight, school of psychology Uni’ West Sydney while i await Steve’s book

    basically “read a ton, absorb a lot and use what you feel applies to you” sometimes you can read something ten times.. then one day it ‘clicks’.

    Haven’t got Steve’s book yet -but looking forward to it!
