    The interest on your PPOR (new loan) will not be deductible, and your IP will be unencumbered..

    Might be better to sell old property and to buy your new PPOR with proceeds, then loan against the equity herein to purchase an investment property..

    Thanks for the post’s all, it’s food for though, i like the idea that any problems with the property i.e- hot water syatem, air cond, stove etc etc are the Landlords problem…less cost to me if renting..

    and conversly if i rent my PPOR then any repairs are Tax deductible..

    Think Wayne means getting the “Tax Variation” schedule done ( 15-15 )to adjust tax taken out of PAYG wage..As promoted by Margaret Lomas and others.

    As for the depreciation schedule, i think it’s definetly worth it..

    I totally agree, we are enjoying the lowest interest rates seen for many years, the economy is purring along nicely, unemployment is down, why would you want to vote against all this for an uncertain future with Latham, Garret etc.
