i checked the area out also…a ‘lot’ for sale. checked with a friend whose sister is there, the area is dependant on the coal mine and power station that he believes comes up for renewal in 2007.
lot of locals selling,older houses,and approx 100+ people left the area and an agent in the area is promoting positive cash flow properties,…[Read more]
“Loved” the book ‘very’ motivational, worth it just for that alone, the down to earth stories of yourself and dave finding the properties etc..(rather than a bunch of how-to’s and formulae)made it very easy and enjoyable to read.

was thinking of calling western power and seeing when the power was first connected to the property, to give me a better indication.. am i right in thinking no depreciation on property if built before june 1985 ?

I know people making money up north with all the work that’s going on “burrup” etc… but then again they’ve got the cash to get invest in the first place.. we’ve gotta look at the smaller places and look at the crystal ball.

guy’s don’t forget to look at the other areas of property (i.e industrial etc.. ) if you can pick something up with a good tenant and a reasonable leasing agreement.. you’re laughing[:0)]

The day i do a budget the”money – takers’ seem to know……. the car will get a flat battery, the bills all seem to arrive etc. it’s the same if you get a raise or a windfall. the money gremlins are out there beware [}]
In all honesty though every time i do a budget i find i can’t afford to live.
