    it is normal for agent to want this insurance
    I having a lot of hassel with agents in geradlton
    what area area you in?
    For insurance I used Terri Scheer agreeded by the agent
    about the only thing they have done right

    I ahve been busy since I have been back
    learning to spell and arranging loans and insurance
    I have a NZ sim card if someone needs it
    I area that I brought into is certainly
    on the move
    I offer full price for one property and they
    increased the price I declined
    the rest of the deals I did I am happy with r/t of 9%

    I forgot to add
    the bank I am using ANZ does do up to 90% if 10% is cover by insrance about .076 of purpance price
    areas that they will not lend on unless you put in 30% or the property in > 70k

    hi all
    well in NZ and have busy
    Levin 3 out of 5 agents nothing to sell
    hot hot hot
    new plymounth missed by about 1 year
    small towns good r/ts but some of the PI have been on the market over 1 year
    so if you need to get rid of them?
    rents are good and seem to consitent
    I am going back to wellington via the major and minor towns
    there are other aussies over here buying up PI
    my phone while I am in NZ if anyone wants to talk

    it is a beutitfull place and friendly people
    ther are still PI around
    but I feel it could be too late fro some of the areas (not being a expert in NZ0 I am only going on gut feel

    I just about to get on the small plane to get to sydney to get to NZ
    sounds like I better hurry or there will be no PI left to get with all these aussie buying up
    I will try to fill in reports from the towns while I am there and fresh in my mind
    Wellington tomorow then Levin Monday night and then north see were the car takes me

    my repayments are 80k per year
    this will increase very soon
    my income from property is 100k
    I need to get onto the bank online to work out the dedt
    You story is great about buying 10 properties
    in Morwell, must have been devile intervention.

    hi all
    it is great reading all this info. i have trouble getting to the next stage of reply.
    I am going over to nz next week, just getting into a car and driving from wellington north
    there seems to be so many good spots, I thought I will go on the feel of the towns and what comes along.
    I would like to thank all of you for all the help that I found on theis fourm
    I will give a report upon return such as were I went and who was the most helpfull etc
    congratultion westan for getting to 100 I am sure it would be long before you get that in PI
    this forum have given me some ideas I will try a vist most of the towns talked about here
    by the looks of the net I can go to any town and find some good postive casshflow PI

    my real name is Glenn married to suzanne 2 boys 16 and 10
    live on the south coast of NSW
    work for health dept
    have over 10 PI
    I am 41 have been into PI all life Dad was a farmer who sold up and got into PI in the 60;s and 70;s, but the alcohol got him. One stage he had over 11 PI in Stockton NSW chaep they are around 200=250 each now
    he never realy try to get me into PI which is a shame because I am into now with my 16 year old
    Perhaps my father knew that I would not listen to everything
    my pi’s are in WA Qld TAS and in NSW
    I always buy for casshflow
    I use to put more time and effect into my low paying govt job which change about a year ago
    when I asked a mate at work what he did on leave and he told me 3 PI in Tas
    it was like he was telling me big secret which is just how I use to be with PI stuff
    anyway we both feed off each other and are buying 1 pi every 2 month or so
    my wife has no interest in this, would like to live in a small mud hut with own garden which is fine but I dont have any faith in the health or govt and when I get old (older) That is not going to happen for a while. As soon as I get any sort of money it goes to get another PI
    this forum has been great
    I have no one else except my mate who does not live near me
    and it is fantastic knowing there are other people out there doing this
    I dont useally write beacuse I am a bad speller with grammer skills to match
    A spell checker would be good

    there some good ones and the end of the south island and in the middle of the north island
    depends on what you looking for and how much you want to spend
    just need to find what the employment is like so you are sure of letting out your PI
    I have been using the phone
    which is not that expensive when you get
    good info on the town, I phone realestate and banks

    You may approach HSBC as they are an overseas bank located in Australia. I am not 100% on thier overseas policy but NZ is one of their favourites.

    I agree – I mean, I’m the only person in my circle of friends who has a bookshelf full of materials to try and improve not just my mind but my investing knowledge, not to mention the three seminars I’ve spent $$$$ on

    good on you! There seem to be less in NZ under 30K these days but there are still many under 40K. In fact what I have learned, from starting at the bottom of the bottom of the market, is that if I had spent a little more I would have (for example) got better houses in better areas that although the yields are not quite as good probably would have been easier to rent to the ‘perfect tenant’. I will eventually work my way up the market into those kind of properties not to mention some cap. gain ones, i’m thinking

    yeah – I felt the same – believe me I looked in Aussie first before resorting to NZ, and found that there was nothing really that I could afford that I liked – I think I was about a year too late for areas such as bathurst, ballarat, etc
    there is still good buys in NZ
    I glad I have this time off work to get them
    and thinking of giving my pretend job away as it gets in my way of this

    thanks, my boys have been away for four weeks so I have had lots of time to do lots of self-indulgent things such as spend and unhealthy amount of time on this forum! Plus I am between deals (waiting for one to settle, etc) so not so busy looking for deals for hours as I was.

    I am not profitable, yet, but I am sure i will be in the long term. I have figured out that even with a 50 percent vacancy I can still be CF+ even with finance, so I reckon it will all come good in the next month with my three baby IPs.
    good luck with you next deal hopfully you will put into pratice what you learn into them
    I have found it gets so easy spotting a good deal
    I always get pest and building report and speack to the rental person to find out what the rent will be not what the sale person tells me
    also look at other angency see what is for rent

    Hi all
    I am a buy and hold man
    everytime I have sold I regret it
    but this market is been booming for so long
    I am thinking of selling one of my PI
    with low r/t now, it was a good r/t when I brought it
    but it has gone up so much, but not the rent
    “the idea of buying for cashflow during a boom and buying for capital growth during a period of stagnation somehow appeals to me”
    this applys to me

    and thanks to all of you for giving me more of a spark into my PI buying
    I live in the country
    No one knows that I have a number of PI
    I only have one friend that understands
    most poeple have no idea and are scared to
    take the smallest risk
    so I have enjoyed this site
