    Hi there,

    My partner  and I are interested in how much the value of RE is going up in Launceston and if anyone has experience in the CBD of this area.  We are looking at doing cosmetic renos to flip for further investment cashflow and interested in meeting or hearing of anyone's positive experiences or general advice.

     Greetings,

    My partner and I are in Warburton and looking for cosmetic reno properties to place under contract and flip to aquire cash flow to invest or info on any groups doing this near Melbourne.

    Where are you both? We are both practical, hands on and also interested in finding a good lawyer who can do the

    assignment of contract.

    must admit I'm starting to think there are great deals here too now I've seen Steve's  info – also Dymphna Boholt and Rick Otton.
    I think I needed to get outside the old Aussie mental box to feel more free and entrepreneurial but I'll keep your number – thanks.
    It still sounds like Gr8 Investments have set up a good team  though.

    I'm still learning but I'm also interested in the various auctions of seized goods which is similar.

    I've heard people are put off by cars with a history of violence too but that they can be great deals, usually found in auctions like at the Sheriff's Warehouse in Melb.

    We're living in a house that the Family form Hell occupied before but if you say your Light prayers and get the Frankinsense and  Sage rocking, bad energy be gone.

    You almost need a bit of a Feng Shui certificate,  a guarantee of an emotional etheric rehab of the atmosphere or perhaps put it under contract and pass on to a Goth Investor ?

    I know this place is fine now so I would play down the before-the makeover scenario.

    We're going to check out Gr8 Investments' June information session which I found on the Overseas deals forum here.They are based here in Vic.

    They sound like they have high integrity and know the foreclosure situation in both the US and Aus.
    I
    t sounds almost easier to invest in a couple of CF+ properties there than Aus as the volume of people foreclosing over there is so much higher.

    The foreclosure thing is sad but I'm impressed with people who handle the whole thing with some compassion. I aim to stick with people who aim for the win/win somehow.

    Am still learning.

    I've already learned a lot from these forums – very grateful.

    There has to be a way to create a 'Vieage' –  the French word for Life instead of a Mort gage, mort being the French word for death!

    Now, back to adding up my monthly receipts!

    Hi

    For the states there is a website called http://www.homeguage.com who do inspections with reputable inspectors. Also they say to contact the national REI clubs and used nationally accredited inspectors from the National Association Independent Appraisers and the National Association of Residential Property Managers for higher standards and less problems.

    Thanks for this as perhaps Australia will follow wih so many buying above their real capacity to pay interest only loans etc.

    I am a bit torn having had to move out my own home in an area of rising real estate prices when I see other families have to start again and wish more people could build lower cost homes that are stll as beautiful and functional.

    Yet  the investment opportunities are there as well.

    Thanks for your reply. It's my first forum post here.

    I  completely disregarded foreclosures at first as the seller being too disadvantaged but after having to move out of my own home after a separation and rebuild it seems all's mostly fair in love and war.

    If / when I find an opportunity I will definitely strive for win/win somehow but it seems like the US market is more open and accessible at this stage.
