Knew that would get a response from you, Bear! You would know your area better than us, so any opportunities there for flips at the moment?

    Apparently not!
I have been looking for the opportunity, but as you know the market has been moving so quickly in the last few months that all properties have been selling at market value or even over. We had one in Paralowie (a suburb where you couldn’t give them away 2-3 years ago) where two couples offered over the asking price at the first open! Agents dream……..Seems to be back in reality land now though – if only the crystal ball was tuned in to the RBA meeting on Feb 3rd…..

Really is a tragedy, as well as a pretty sad indictment on the crowd control industry. They all seem to be fuelled on steroids and speed; a pretty heady combination.
If it is possible for something positive to come from this (which is how Hooksey always looked at life), at the very least an inquiry into the role crowd controllers play in the distribution of drugs in clubs and pubs would be a step in the right direction. Over to the Attorney’s General in all states………….

thanks for your comments guys – doesn’t seem very popular does it!?! i think it fits into the ‘nothing to lose’ category; if i find a bank error i’ll get a refund, and if not my daughter will get lots of data entry experience! She probably won’t see that side of it though.

As a member of the evil empire (ie a RE salesperson) all i can say is this twit is an example of the ones that give us all a bad name – all you can do is never use their agency, and tell everyone u know what he did!

I also use Terri Scheer; they are IP experts. Check out site @ http://www.terrischeer.com.au.

    Good luck!

Given the similarities to our circumstances at present, this is not encouraging stuff! Watch the “current affair”(or magazine TV) shows leap on a bit more negative sentiment for the property sector.

Met Margaret late 2003 @ seminar in Adelaide, have read all her books. Like s_i_s, initially inspired/motivated me to invest in IPs. Found her really easy to talk to, very helpful – and she has done it from a very low financial base (single mum, etc). The Destiny Group, although had only limited dealings at this stage, seem the same ie not pushing any particular barrow or philosophy, but happy to offer help and advice.

Hi Ken, and welcome to ‘Gods own country’!
I sell property for a living, and in my part of the world (northern suburbs of Adelaide), most of the vacant land, and more than half of the unit/townhouse developments are owned by people who were not born in Australia!

Look for reasons TO buy IP, not reasons NOT to!

    Good luck

1 at present Matt, looking for No. 2 now. Just come off a long stretch of unemployment! Proves the worth of having a pos cash flow IP.

Karen, I agree with kay henry, take the money and run! (Bearing in mind the current state of the Melb market)
And, although I sell properties for a living, why don’t you look into selling it yourself rather than using an agent, to maximise your gains? It’s not that hard!!

Hi Ivana, I had the same questions before I first bought IP, and (after some mistakes!) found the simplest and most informative info in the Margaret Lomas books – particularly “How To Create an Income For Life”.
She is also a great speaker; if you ever get the chance go and see her. As a qualified Financial Planner, she has a way of putting things into perspective really well.
I found that the more you can read from various others that have done it, the easier it seems. I just wish I discovered this forum earlier!

    Cheers

I’m in Golden Grove (NE of Adelaide) – “World’s Best Address” in 1998 International Real Estate Federation Awards (it’s still pretty good…).

I actually sell real estate for a living in the northern suburbs of Adelaide, and am happy to do ‘drive-bys’ for anyone interstate, provided the property is not too far away!

Can also recommend an excellent building inspector (QA Certified).

    Nick
