Comparing Paddington with Ipswich is like chald and cheese. Have you been to these 2 suburbs? I would go with your gut feel and stick with Paddington/Toowong. These suburbs are 2-4 km from Brisbane city and properties here will always be in demand and constant growth is assured.

    Pisces,
Bad advice – you cannot change the locks without the PM or owners permission. If you do, you will be in breach of the Tenancy Laws in Qld. However, agree with you about time for inspections. This can be dictated by the tenant.

    CarLover,
I used to live in Forster, NSW until about a year ago. Nice place to visit but difficult to get professional employment unless your are a teacher or other public servant. Had to leave to pursue my career elsewhere. Even retires have difficulty settling down over there unless they have an extended family or friends. Services are also poor for retires. No hospital in town. Prices have doubled but there is plenty of land around, especially on the way to Taree. So I don’t expect the high prices to hold up for long.

Yes. It is wise to take out landlord insurance. I think for around $220 it covers tenant defaults and damage and $10million in public liability.

    Thanks Richard,
The property has Residential B zoning and there ia a large block of units nearby. I thought that this would allow the owners to develop it if they want to under the existing town plan. Block is around 1100m2. I have heard of the Residents Group but am not sure if they can do much if Council approves the development. Also heard the Council is about to change the Town Plan to make such develpments more difficult.

Subject to zoning, the age of the property and GFA it won’t be the Council you will have the problem with as it will conform under the Town Plan.

Problem will come with the Paddington residents committee who other than their counterparts in west End are the most vocal in Brisbane. We have just finished 13 units / townhouses in Elizabeth St, Paddington and they tried to take us to Court to overturn the Council DA.

    Cheers Richard

There is no such thing as a problem.
Just a solution waiting to be found

    Steve,

I am surprised your wife has to work at all. I thought that with a half-share in up to 160 properties you can afford to keep her at home?
