    I would be slightly careful.

    I am not sure George has fully understood the answer he gave you. If you act as a spotter then depending on the State and the numbers of properties you transact it may not be illegal but may require you to be licensed.

    Qld is certainly a State in which a license is required. So as not generalise i would suggest you check with the OFT in your State to ascertain what license is needed.

    Not at all. The way we operate our Shared Ownership scheme in Qld works very similarly to a Motor Vehicle Lease.

    The balloon at the end enables the repayments to be lower in the early years and we have a built in option whereby the client can renogotiate at the end of the LTO period to reschedule the balance.[specool]

    An easy way around this is to use an License To Occupy rather than a Lease Option.

    Be creative in your Vendor Financing and work with the legislation.

    We have started trialing a shared ownership scheme in Qld which appears to working well and suits many clients who are receipt of Rent Assistance.[cowboy2]

    Try HSBC as they know own Midland Bank they might consider it. I own several properties in SE England but use an offshore lender for funding.

    I am involved with a Company that renovates units for a living and then strata titles them for sale.

    Having a QS in our office i can confirm that you would be able to confirm a combination of the building write off externally as well as the depreciation on the new internal fit out.

    But as Simon mentions to be on the safe side undertake your own QS report on the property before proceeding.

    FYI

    I was under the impression that the Anz Lodoc was not really lodoc after all. If you are PAYG you need to be able to provide a Payslip and they want Accountants confirmation if your S/E.

    Hardly lodoc.

    I retired at 37 but got bored playing golf 5 days a week on the Gold Coast and after 2 years am back to work part time.

    I spend my days looking at development sites and property deals and have 2 full time staff managing the affairs of First Home Owners Group.

    There are plenty of good deals around its just a matter of forging relationships with a few of the agents in Brisbane or your area who specialise in development. Get a copy of your town plan and look for opportunity. Most Councils offer it on CD these days.

    Indeed they do and have done so for around 18 months or so. Bear in mind they are not alone. I can think of 4 or more insitutions which offer the same.

    No doubt the full time mortgage brokers on the site will come up with more.

    Only issue is LVR which is 65% but may suit.

    I have never inspected any of the 134 wrapped properties we have purchased or indeed similar number on behalf of our Investors.

    If you undertake responsible due diligence and engage relevant professionals then you should have no problem.

    The underlying consideration is however to ensure that you do your own research on the area and the surrounds. Dont leave that to someone else.

    Create a win/win situation for yourself and make others feel important with their contributions.

    Watch out signing “and or nominee” because you may run into a double stamp duty issue.

    Either purchase in Pty Ltd Company name and look to sell the shares in the company rather than the property itself. Watch out for the Land Rich Company rule.

    Secondly sign up an option rather than a Contract.
