    I thought the old days of lenders saying you were rent reliant had been and gone. I have financed many a deal for clients with a dozen or so properties and i personally have a lot more than that. Might just be your own lenders exposure.
    Think you might need a general overvue of your total position.

    As Jamie mentioned the serviceability model amongst lenders varies considerably especially where you hold other investment properties.

    Some lenders take a percentage (traditionally between 75-80%) of your monthly rent others take 100%.

    Some lenders will make an adjustment given the negative gearing others will not.

    The variables are just too many to list.

    The CBA Misa account is not fully transactional so in essense not user friendly.
    In my opinion you can do better.

    Cathy, it come in lower for a reason ……probably wasnt worth that much.

    Ask the Selling agent to pay for another valuation and see what he says.

    Advantedge charge an extra 0.15% loading on vacant land and during the construction phase.

    Wouldnt be too hard on your Broker as it is a good product maybe something that you didnt want given the rest of your circumstances.

    Vacant land doesnt limited your choice.

    Why would you pay down the principal rather than merely deposit the funds into the offset account.

    i would switch the loan to Interest only.

    This gives you flexibility as well as protecting the tax deductibility of  the interest.

    P & I with xtra repayments gives you little to no room to move.

    Have you considered a Shared Equity Loan?

    Fairly strict criteria but excellent option for the right client.

    I think the Advantedge product is an excellent product and it is 1 notional repayment with Fastlend (Choice may have their own policy variations)

    In saying that if you are wanting to sell within 3 years and exit fees are a consideration i can think of better valued products.

    Many lenders do require this many dont.

    Not sure who the lender is but i think i can figure a guess.

    Had a loan for a client approved today with a DFT and Company Trustee and standard 6.55% vairable rate, No application,valuation fees etc. No requirements for Adult Beneficiares to sign Deed of Trust and no legal fees to assess the Deed. be suprised how many lenders dont treat these applications as Vanilla deals and try and load the interest or applic / legal fees.

    Normally your Broker would have advised of the requirement when you lodge the application so you could be prepared.

    if you want to settle on time i would be complying as quickly as possible.

    Course that assumes that the vendor or another potential investor is prepared to buy / sell you the property on these Terms.

    As Terry said no point in doing a "cash out" for a deposit on another IP and finding your new lender uses the same mortgage insurer.

    Your Broker should be able to advise who uses who ?
