    There are many areas in both Cities i would suggest you look at but depends on both price point and what you are after.

    Yes i must in 28 years of mortgage broking i think i have only suggested to 1 client they cross collateralise their home loan and that was largely due to a LMI saving.

    I actually employ someone full time who looks after all the bookeeping, property management, paying council rates, land tax etc as well as my Vendor Finance book.

    She has been with me for 12 years and is very well paid but worth every penny.

    In the main 7.25% on both existing & new debt but there are a number of differences in the interpretation.

    Odd second tier lender still working off actuals for existing debt but a dying breed.

    I have used a number of strategies over the last 25 years which enabled me to build a unencumbered portfolio with a value in excess of 40M.

    Option 2 is certainly doable and interest rate would usually be higher than the interest rate on the first split if you are going IO on split 2.

    In saying that you may find you can improve the rate on split 1 be refinancing to compensate for it.
