    We settled 13 new deals in November of this year which is more than any previous month in the previous 8 years.

    We could have settled double that anount but have decided to tighten up our lending criteria.

    I agree more with Terry.

    The majority of our deals are done on a variable of 9.25% (9.5% if the introducer is receiving a commission) and we are paying on average around 6.75%.

    Wouldn’t do it for much less and we have the advantage of volume.

    As licensed builders we come across this all the time. Customers think they are allowed to renovate their own home or an IP without the appropriate licenses.

    Just remember that in Qld any work performed or co-ordinated by yourself over the value of $6600 requires a Permit and if the commercial value of the work is over $11000 then you are required to attend a OB Course.

    You mention you have spoken to a mortgage broker that is au fait with wrapping and has done some himself.

    I would make sure that he is fully disclosing to the lender that you are wrapping the property otherwide you will be a party to fraud and that doesn’t bode well in starting off your wrapping career.

    Having completed over 150 wraps i hate to say i concur with Derek.

    For every day you are holding the property and it is not rented or sold via an installment contract then there is a cost to you.
