Qlds007 replied to the topic Any experience with St George Profesional Package? in the forum Finance 20 years, 7 months ago
Hi ecchhoo
Most lenders offer some form of Pro Package in fact i think i counted 25 earlier this morning.
The all differ slightly and as a broker it is a matter of tailoring the package to suit your clients needs and requirements.
The lowest interest rate or cheapest fees is not necessarily the best product on the market if the client has other…[Read more]

Hi and welcome to the forum. Fear not we don’t bite.
To add to the previous 2 constructive posts bear in mind that with only a $30000 PPOR loan you negotiation on a rate of interest will be limted.
Lenders offer discounts off higher loan balances however so you might like to consider a “No frills type rate” or a honeymoon rate linked to an…[Read more]

Don’t now what State you are in dumpy but in Qld you certainly would need to be licensed accoridngly to the OFT
In fact if you sold more than 6 properties a year using a Call Option or through your own efforts and you owned or had the rights to own the property (i.e An option) you would require a Property Developers License.

Hi ladybird
Yes staging a development is common especially on the bigger developments.
We are often asked to provide funding on staged basis which makes the bank feel a little happier depending on the size of the project.
In saying that for 4 houses you might find the costs will outweigh the benefit. it is likely that Council will charge more…[Read more]

Guess i have to for once diagree with Terry.
If it hadnt been for wraps i would have been able to retire 2 years ago and spend 3 months on the golf course each day.
Whilst I am back to work through boredom at home and being under my wifes feet I am still able to enjoy the cash flow and capital returns that my wraps bring with it.

One question you should always ask any broker is what did he do for a living last year and the year before that.
If as Simon mentions he was a recent jumper on the Finance wagon because his double glazing career (oh takes me back to the late night UK telemarketing calls we used to receive) did not work i would give him a big miss.

If your Bank or Broker is giving advice opposite to what Steven has mentioned then ditch them both.
Offset the interest only on your non tax deducible debt whilst you have any. Different story when the debt is repaid.

We take business from 6 introducers in Qld and offer them a $1500 up front fee and 0.25% trail commission on the loan amount.
I assure you there is plenty of incentive when they want to sell the home and the finacning falls over.
