Qlds007 replied to the topic Juggling to buy a property in Sydney in the forum Look at selling the 18 years, 3 months ago
Look at selling the Melbourne property into Trust and borrow 100% of the current valuation using the net funds as deposit for your new Sydney property. This makes the interest 100% Tax deductible and although Stamp Duty will be payable on the Transfer the savings will be vast over the years. If you buy for 700-800K and have say $480K deposit the…[Read more]

Have you considered selling the property into a Unit Trust / HDT borrowing 100% of the valuation and then using the surplus funds to pay down your mortgage on your PPOR.This way you will be able to legally claim the interest on the entire loan balance and shift the burder of debt to a deductible expense from non deductible as it currently stands o…[Read more]

Bill not a great loveer of having the business assets and your property assets within the same structure but that is a bit too late now.I think the decision on what you do will depend on whether you decide to make the new IP your PPOR if so then probably you need to move pretty fast to recitify the situation. Are you current loans all cross…[Read more]

Hi BillFirstly welcome to forum and i hope you enjoy your time here.To answer your question one would need more specific knowledge of your individual situation cirumstances.A couple of points worth noting:1) Your husband is self employed running his own business yet the current PPOR appears to be in his sole name which is not wise for an asset…[Read more]

TraceyRemember the Bank valuation and the open market valuation maybe 2 totally different figures. It is wise to hold 2 independant valuation assessments to be on the safe side these could be either an independant valuation from a favourable valuer or a market assessment from a local real estate agent. The higher figure now will mean more stamp duty…[Read more]
Qlds007 replied to the topic Buying under Property Investor TRUST: Much Harder to get Finance ? in the forum Finance 18 years, 3 months ago
Hi BenYour understanding is correct. However bear in mind the ATO are currently looking very closely at HDT to ensure they were set up correctly.A Unit Trust maybe an option if the negative gearing claim is important to you.

Unless it is a private lender you will not find one.I do a fair amount of private of lodoc private loans but would only ever consider something as a 2nd or 3rd mortgage secured against residential property.

Agreed IMHO a 18 years, 3 months agoBen Agreed IMHO a Discretionary Family Trust is certainly the safer route to follow. If the property return is that poor should you really be buying it in the first place. Many safer better performing assets to be looking at .

Rob1) Yes it does have merits but the rent you are paying someone else could go towards your own interest.2) As interest on your own home is non tax deductible you want to extinquish this debt as quickly as possible. This is one of the reasons you would use a interest only loan on an IP to enable you to apply the additional saving to your non tax…[Read more]

MarcGenerally, the rate can't be locked, but I've heard that some lenders will allow you to do that now, except you can only lock in the amount you've already used, you can't make extra repayments on that locked amount. – This is not the case. There are a couple of products whereby you can make upto 10K per annum capital reduction even under the…[Read more]

Qlds007 replied to the topic Thinking of UK investment where do you get the finance in the forum Overseas Deals 18 years, 3 months ago
The only 2 lenders that will consider Expat Poms like myself are the Saffron Walden Building Society and the Derbyshire. Both lenders will require a percentage of the rental income to cover the loan repayments.Similar to arrangments in Australia Expat lending is getting harder to obtain due to the security concerns.
