    SNMHate to disagree with you in this statement "As there is no  lease and no caveat with a wrap"The Property Act gives the wrappee the legal right under the Terms of the Purchase Contract to register a caveat against the property.

    GregBased on a 93% LVR they are probably looking at a premium of approximately 1.45% of the total loan amount i.e $4050.This can be capitalised to the loan balance.
