Dont want to disagree with this comment but it is clearly incorrect. Actually you can purchase a property with someone else and apply for the FHOG. What you need is proof that you are going to subdivide the land and keep the existing house yourself. Wow $350 i would have inisted they waive that also.If the properties are positvely geared and you are also working might be time to be switching to a Corporate Trustee rather than a Personal Trustee.

Your Broker is correct the Bank and the MI will have a max number of units in any 1 block they will insure.Guess question would be why are you looking at going through Bank West whilst their special offer appears attractive on the surface from my experience you will have issues down the track.Some of the other lenders have an auto approval…[Read more]

Using a DFT you are unable to claim even at year end any of the negative gearing losses.As it is your first property I am assuming that you have set it up with a Personal Trustee rather than a Corporate Trustee. Yes i guess it can be done however seems like a very complicated way of buying a property to me.There will be lots of stamp duty and CGT to be paid all round.

An unconditional contract is just that.As long as there was no misrepresentation then the purchaser should have checked out the BE prior to contract.Get your Solicitor to write back and tell them that you do not accept the termination and serve them notice to settle.Remember your selling agent will probably want to take out their sales commission…[Read more]
