coolra, hate top say you will never get any lender tell you too much of what they do or do not do as this is the secret domain of us mortgage brokers (No that isnt a plug for business merely a statement of fact that lenders dont disclosure their lending policy online when it comes to the nitty gritty).Assuming you dont intend to be buying a PPOR…[Read more]

Hi RyanFirstly welcome to the forum and I hope your time with us.As long as your loans are structured correctly from day 1 there is absolutely no reason why you go cant borrow 90% of the purchase price of each new Investment property.Whilst lenders and in turn mortgage insurers have a monetary cap on the maximum loan exposure if it done properly…[Read more]

Yes if the building is strata titled then most lenders would do more than 4.Might have to do them as separate loans.CheersYours in Finance

  • Qlds007 replied to the topic Unit Finance in the forum Finance 13 years, 7 months ago

TaxdivaYes as long as you have minimum 28% of the purchase price as deposit and sufficient to cover acquisition costs and sufficient income generated from employment / rent there is no reason why you cant be over and over again.Course you do need a new Security Custodian Trustee for each property and that can get faily expensive.CheersYours in Finance

  • Qlds007 replied to the topic Loan & Title set up to maximise deductions in the forum Legal & Accounting 13 years, 7 months ago

Yes Title is the defining way to dictate deductions however it also dictates how the gains get apportioned. We will assume that you want to do it that way for a reason. Remember what looks like on paper a loss today can in 5 years be a substantial profit.CheersYours in Finance
