Should cost you next to nothing assuming RAMS dont have any exit fees.Would have the Govt registration & transfer costs but would probably find these costs are made up in a very short period with a better overall product.CheersYours in Finance

Exactly as Terry has mentioned. You dont think they are going to give you some of their money to invest. The funds will come from equity in your property. All you would do is arrange the line of credit or similar at a cheaper interest rate invest these funds in a higher performing asset class than the interest rate you are being charged and chanel…[Read more]
Qlds007 replied to the topic Consolidating renovation loan on home loan in the forum Agree with Terry the current 13 years, 5 months ago
Agree with Terry the current set up does not sound ideal.A loan restructure to IO with 100% offset would be the way to go and then you can always look to set up a sub loan against the available equity and use these funds for the next deposit on either your future PPOR / IP.Have to admit Rams are not the ideal lender for such a…[Read more]

Qlds007 replied to the topic Best way to purchase a US House with finance in the forum Overseas Deals 13 years, 5 months ago
I wont repeat what everyone else has already said.Financing a purchase in the US through a traditional lending source is something we have done for Foreign National buyers for over a decade and is not out of the question. Refinancing where you have already paid cash for the property is a different matter. As a Broker it all comes down to rate of r…[Read more]

It is not illegal in any state. You might wish to buy more than 1 property at a time and decide to put out a few offers. In regards to a BA fee then what you need to be careful with is that the organisation doesnt have in house Mortgage Brokers, so called Investment Advisers etc and as a group they end up earning a substantial commission which makes…[Read more]
Qlds007 replied to the topic SMSF loan interest rates in the forum Finance 13 years, 5 months ago
Yes it is a very useful tool for SMSF investors. We had a SMSF deal approved today and the client insisted on an offset account so he could maximise his SMSF return on the property. As i mentioned not too many lenders offering such a product.CheersYours in Finance

Also The Dragon is one of the only SMSF lenders that offer a offset account which can be very useful.
We do a fair amount with SGB with their SMSF product and they do certainly have their underwriting pecularities.
