    It’s amazing the number of people around who want to get into investing but set themselves up with a car loan!!

    You cannot tell them though. They have to work it out for themselves [confused2]

    Well, Te Puke and Rotorua??

    Sounds better than Huntly.

    Jeff, Are many of the titles in the Bay under a Maori lease and what are the likely consequences of Maori lease land? I’d imagine a lot of investors would be afraid of it.

    Hi Bonnie,

    Welcome to the forum

    Have you had a look around on realenz.co

    I think the larger regional cities like Rotorua, New Plymouth, Wanganui, Hamilton, Invercargill etc might be the sorts of places to start with.

    Auckland, Wellington, Christchurch, Dunedin I,m not so sure about.

    Westan , Minimogul and others have good knowledge. Maybe start getting a good map of nz would be a big help too.

    I have no expierience, but I have swiss friends who are actually back in their old country at present. They have been purchasing and inspecting investment properties in Hungary and speak well of opportunities there.

    When was the talk back show on? I listen to ABC Victoria all the time but missed that one.

    Why is it that there are so many houses for sale in Huntly ATM? What have you figured? And what about Ngarawhahia?

    Also to note that when you move out of your PPOR, or just prior to, make sure to have a proper valuation done for future tax reasons. At least that is what my accountant said a couple years back.

    There seem to be a number of houses for sale in Huntly and from memory the new highway from Auckland will bypass the town.

    Also I think there is a lot of leasehold land and you might be dealing with Tainui.

    Jeff (ibuycashflow) has good knowledge of the area.

    What about Ngarawhahia. South a bit and closer to Hamilton?

    I remember Jeff saying there is an old coal station there and every time there are national power issues there is talk of starting it up again

    Hamilton will have good growth prospects I’d reckon but you might struggle to find cash+ there.

    Hi there,

    I’ve had trouble where previously good tenants with no pets have decided to take it upon themselves to get a large dog. Even though it was against the conditions in the agreement.

    This was where I remembered why I pay a property manager. She met the dog at the door where it tore half the fly wire off, Huh! She conducted an inspection( After giving the required notice) and there was no further damage.The tenants stayed for another 12 months but have since moved on.So it ended well.

    I’ve often wondered how people go taking tenants with pets and raising the yeild.

    Have a bunch of hounds in the back yard and a motel next door, mmmmm…..

    The reason Kiwi’s don’t win any medals much is that they don’t have rugby at the Olympics.

    Where I was brought up you could play rugby when you were about 6yrs old, then more rugby at school. Then off to boarding school where I had the choice of playing rugby,rugby or rugby.So I chose to play rugby. Then years later after the school years you could play rugby at a club and in the off season you trained for the next rugby season.Rugby , Rugby and more rugby so then I moved to Victoria to make my fortune (12 years ago) and now I follow Geelong in the AFL!!

    No more rugby for me.

    I often think of the messages in this classic and especially the great walls that protected this ancient city. Also I think, the second chapter titled, ‘Set thy purse to fattening’

    I have just bought ‘Trust Magic’, which is a very useful reference book for all those little questions about trusts.

    Can a Pty Ltd Company be set up on line?

    wamcdona21952, finding a good accountant that you are happy with , on the same wave length etc is important. I have been through five bean counters untill my present guy.

    One thing I learnt long ago is to ALWAYS ask for a costing on work done for you. Cultivate a good relationship but remember the above!

    What sort of an accountant is one who doesn,t know about trusts? Isn’t this bread and butter to an accountant??

    I work about 70 hours a week + about 3.5 hours a week reading the forum. Sometimes more.

    In my spare time I like to sleep and look at the ocean, he he.

    I have not invested in Invercargill but I have looked around at farms and commercial property some years ago.

    The whole Southland region is like going back in time about 30-40 years
