    Hi Terry

    I remember Dolf and Robert K on an audio saying that it was extremely difficult for a foreigner to own property in Japan. Is this the case ?

    How are you going with your japanese ? [dazed]

    Thanks g7, great link.

    Farms that no one wanted 2 years ago at about 2.5K per acre are now selling at 4-5k thanks to the tree people

    Welcome to the forum Mermaids. Are you hooked yet?

    Greg has put up a good reply with some good reading. I don’t post much but get a fix out of reading others stuff. One things for sure, there are plenty of books available on property these days but not many really help when things turn to custard. There is no substitute for experience.

    Thanks for the advise Pete R and Q.

    Will talk to the local council and do some more research on . I suspect it may cost more than the sale price to have the problem cleaned up and it may also take some time.

    Sorry to here about your joint venture problems Pete. Let us know how you get on. It sounds like your leasee is in the wrong. I expect the outcome is complicated. Good luck.

    Here in South West Vic tree companys have been very industrious of late purchasing good farm land, stripping it of all assetts and planting it out in various breeds of trees. Around 40 dairy and grazing propertys have sold in the last 18 months. What this has done of course is push up the values and asking prices of any new listings.
    These companys have deep pockets.Midway Plantations P/L, have clearing sales advertised in todays paper at 3 farms later in the month.I believe they are affiliated with Maquarie investments. I can tell you from seeing first hand that these plantations have been set up in a professional way and appear to be managed well. Having said that I would not consider investing in them. Managed investments I see as investments for the masses and I think of them as lazy investments or white bread investments as Robert Kiyosaki calls them. No doubt though, some of these could be good investments.

    I purchased a dairy farm before Christmas and have since had in revalued. It is valued at 180k more than my purchase price and I havn,t done anything to it yet!

    If you check, I posted a while ago a, ‘Are farms worth a look’, and got no replys!

    I know it it’s not so glamorous but it can be well worth it at the moment, thank you very much…

    I agree with G1. There are way too many books around already on investing and all.

    You can find lots of how to books, and books full of successful outcomes. What you don’t find much about is books that can help you when everything goes wrong.

    Since when did someone write a book on how they did all their dough! It happens all the time.

    Kiyosaki has outlined his failings. He has no fear of losing money.

    Aussies think, Oh……… you dopey bugger!

    Not sure if it would be a best seller though, or if it would appeal to the young.

    I have just finished reading a book called ‘Smarter Property Investment’ by Peter Cerexhe.

    I think it’s a very good book. Up todate stuff.

    Here’s one interpretation that caught me out once with a tradesman.

    Mickey Mouse- in NZ it means say, a poor job or no good.

    Mickey Mouse- in Au it could mean a top job or something really nice.

    So if a tradesnan says to you , know worries mate, she’ll be mickey mouse, then you will know what I mean!

    $100 is not a lot these days and might be a good option. Even perhaps if you go on to a solicitor formally later???

    Thanks for the interest.

    The deal I am working on is zoned rural and in four titles, as I said. My strategy after settlement, is to work towards selling one of the titles after 12 months and to run the farm it’s self in a professional way.

    It is a working dairy farm in a rundown state with a vendor under pressure left right and centre. 300 acres all up and I’m looking at 2650/acre

    The cash flow that I expect will show a gross margin of 26%

    I have an unencumbered residential valued at 350k that NAB will take as security.

    Total borrowings would be 880k. No valuation of the new purchase is required.

    Rural property is not very glamorous I know but I have done very nicely over the years thank you very much.

    Is that enough info for you to work out if my finance cost is competitive?

    After Ive worked through all the problems and have everything up to speed then I want to duplicate again.

    Interesting post there. The morgage advisor has given a good reply i think.

    I think there are a lot of people out there who don’t really get how mortgage finance works. I know i was one of them. The old quote “If you think education is expensive then wait till you find out how much ignorance will cost you” applies.
