    xsstock.com.au appears to be a very useful site but unfortunately seems to operate in QLD only.

    Hi karlm63,
    You can get an indictive market value from a real estate agent. For lending purposes, the lender will get a valuation using a registered valuer.
    You could also look at reports from rpdata.com.au, residex.com.au, etc to get an indicative valuation for your property. These reports will cost you around $40.

    The property I am considering is a subdivision opportunity with plans and permit to build a 2BR unit at the back. If I were to buy the property I am planning to sell the block at the rear with plans and permit and put that money into the house at the front. That should make the house cash flow positive.
    Any thoughts?

    Hi jambv,
    The weekly rent appears to be good but there are few things you need to consider:
    * Units in retirement village usually have limited capital growth
    * You have no option but to rent the units through the management company.
    * You can’t really add much value to the units because of its limited usage (that is retirmement unit)
    * Check the body corporate, sinking fund etc and therefore the net yield.
    * I am not sure what LVR the banks will offer but thats worth checking as well. If the units are small(ish) you may only get around 70% LVR.

    Hi Jenny,
    I think the answer depends on the extent of damage and the type of tree/s causing it. Are the trees still growing or fully matured?
    It might be worth getting few tradesmen to come and give their opinion and quotes.

    There are comapnies/people that offer mentoring programs these days. For example,
    * Steve McKnights offers RESULTS program,
    * Source Wealth (www.sourcewealth.com) offers 12 month mentoring,
    * Dymphna Boholt has a similar program.
    Alternatively, you can use the services of a buyer agency who will guide and assist you in the purchase process.
    More importantly, you need to identify the goals for property investing. Once you know your goal/purpose, the HOW TO becomes easier.

    Hi investhut,
    Although you mentioned the unit is 6 years old, please make sure you allow enough time for due diligence and make the offer subject to:
    * building & pest inspection, and
    * bank valuation
    I am buying a property where the bank valuation has taken a long time because of not having comparable sales. I do not know which area you are buying the property but make sure you allow enough time for these things.Other thing you might be interested in is early access to the property to make any cosmetic improvements (if the property requires any repairs).
    With regards to making a written offer, you can type something up and give it to the agent.

    Hi Equitybuilder,
    The cash flow is calculated after making provisions for repairs. The amount of provision for repairs depends on the age and condition of the property. I like to make a provision of 5% of rent for such repairs. And as you said, the risk of any major problem is covered through insurance.

    Hi azmiahmad,
    I think you need to really think about what you want to achieve from your propeerty investment:
    * If you have decided Melbourne is your the target investment area then you need to let go of the idea of positive cash flow unless you make a substantial cash deposit (as suggested by Michael).
    * If you want both cash flow and capital growth then start thinking about regional towns.

    G’day Nathan,
    You’d normally split the semi-detatched property into two titles to sell them separately. Generally you will make more money from selling two properties rather than a pair of semi-detatched. Also, at the time of subdividing one should try to assign land to both the titles and minimise any common areas.
