    Is this a correct assumption (in general)??

    If you have one property loan it is okay to look at going with a budget lender eg. loans.com.au

    But if you have more than one property loan or plan to have more than one property loan at the same time, then it is better to go with a non budget lender.

    Or are there some low rate providers out there that are also good for people with more than one property under a loan?

    What are people's thoughts.

    Thanks for your reply. Great information about the sound issues.  The polished concrete suppliers I have found offer a VOC free polished concrete.  I am also looking at other flooring options, but the room gets water penetrating through open windows during rain (if left open), and therefore polished concrete would help prevent mold and water damage as compared to other flooring.

    Great information!  Thanks for your quick response.  Do you think cork in bedrooms is a nice look and feel or is it only good for living rooms, kitchens etc?

    Thanks Freckle for your suggestions.  Do you have any suggestions about cork vs polished concrete or cork vs tiles?  It is for 2 bedrooms currently carpeted with concrete underneath, and for 1 kitchen with concrete underneath. 

    P.S. Those cork bathroom wall tiles looked very nice.

    I researched cork today, and think it may potentially dint a lot with use over time eg.furniture legs, high heels, when things are dropped on it.  I also researched rubber flooring and I'm still considering rubber flooring as an option.  Polished concrete flooring may be body corporate/noise insulation issue as I live in a unit.

    Thank you for your reply.  Regarding your question – my property is not owned by a superannuation fund. It is in my name.  It is a bit annoying that the money has to go into a superfund as it ends up eroding away with fees and charges etc.  Anyways, thanks for your help.

    Hi Terryw,

    But couldn't I have an !00% offset account set up and I pay my credit card bill through my offset account. Rather than redrawing it out of the home loan.

    Hi Terryw,

    Thanks for your comment – Make sure you don't do this if your mortgage is deductible.  Please explain this in more detail as I am interested to learn more.
