    thanks for the help guys!

    The renno isnt finished and settlement as been agreed to be 12months or longer if i wish, as I live in the house at the moment.

    I understand that some ivestors arrange to have valuers attend before renno’s are completed, or so i was told they do.

    As I am buying the property from my parents I am looking to maybe access vendor finance rah rah rah…. But putting this aside, is it best for me to complete all of my rennovations before i arrange for the valuer to come in.

    Im also looking at getting a few agents in to give me general appraisals on the property before and after the rennovation.

    Im really not sure which way to go but I figure that Im probably going to have to finish the rennovations and then arrange the val etc.

    The more tenants get the more the want?????

    OH MY GOD can you hear yourselves! I don’t want to be insultive but as a long term tenant/investor and self mananging landlord all I can read here is Greedy, undynamic, inflexible people talking.

    I was a tenant for 7 years before I pruchased the first of my investment properties. And I know if my landlord took the time to notice that I cared about his property as much as he did it would have certainly motivated me more. No all i got was lazy ignorant and rude property manangers and/or a landlord that didnt even care that the taps were leaking or that the blinds were falling off the house or that shower screen was broken dangerously. So inturn even though I repsect and value what you all are saying, I have to disagree, giving incentives and rewards are worth while, no matter how little or how unprofessional anyone thinks they are.

    If youre passionate about property you have to be passionate about people. If youre not passionate about the people who are going to be helping you pay off your investment then expect to get the worst from your tenants!

    Its all about KARMA! what comes around goes around!

This is certainly a passion of mine when it comes to managing my own properties as I like to get the most that I can out of my investments and in turn I like to reward those who help me get there! it motivates them to do more! believe me, the single mum with 7 kids certainly adores pizza and a movie being given to her once a month. puts a smile on the whole families face and thats enough reward for me alone.

    Hi folks!

    I live in the O’sullivan Beach area, yes im still starting out. Currently have 3 IP’s which I guess after expenses are not CF+. Getting a property to be cash flow positive would definately be a challenge for anyones imagination! But it can be done! I have a few idea but they may not be suited to all.

    Damn kiddo! thats a big outlay for a 1st investment. I agree with the others. I think you’re starting big with the risk of getting small very quickly.

    slow down take your time, there will always be another special deal around!

    start small if its your first investment and use it as an education tool. If you start big and get burnt bad the lesson will be learnt the hard way and it may hurt you in the future as well.

    I speak from experience. Take head of what these wonderful and VERY experience investors have to say to you. To me their information and kmowledge is gold and we can use that as a support!

    Hmm yes put me in the “Agree with all of the above” category thanks.

    As an investor with 3 properties I find renting alot better. Its funny because from the young age of 18 all I have ever wanted was to own my own home and live in it.

    BLAH! gone are those days.. if I knew then what I know now, along with my passion and drive for self wealth and property gosh I know I’d be way ahead of the race. But we never learn unless we make mistakes!

    DUE DILIGENCE is KING mate! Rent and Research! Learn about what you want, where you want it and how youre going to get it and then GO FOR IT!

    Don’t be in a hurry to get it….remember if you miss out on one “WOW: deal.. there will always be another one!

    hmm well its “damned if you do damned if you dont” situation. I think really you need to go with what you think. You never know you may find a tenant that wants a specific short non periodical lease who is happy to work with agents and around opens. I guess the bottom line is .. you’ll never know unless you give it a go…

    I think you’ve already made up your mind though as you know you can’t or don’t want to handle the repayments on your own each month. Maybe you could look around, some students want short term accomodation.

    I think you should just get out there and look now while you can. The more you procastinate about doing it while you have a tenant the less chance tou have of getting another to move in sooni after the original tenant leaves.

    Im on the rockiest road with everything latey as it seems. My first husband I thought and still think is my soul mate.. we were together for 6.5 years and married for about 18months, he was my best friend and then one day came home and told me that well he bats for the other team…. course you could imagine my facial expression [blink] …and believe me that stunned look stayed on my face for about 3 days after he told me.. infact I think I wax stunned and stood in the same pose with the same look on my face for those 3 days also. It was a messy break, but nothing was going to stop me from getting to where i wanted to be.. so 7 years later and alot of heart aches and inconsistent happiness here I am… in love trouble again *dies* yes I met my current husband and love for the past 5 years on a blind date. we have been together for 5 years and married for almost 2 years….NOTE i said ALMOST 2 years… anyway again im in limbo unsure of where to go or what to do, with 3 properties under my belt now and gritting my teeth and hoping i can hang in here for the long haul, i dont want to have to start all over again but DAMN IT im not affraid of starting over again. SO i guess I’ll give it a good bash with him and what will be will be….who knows where I’ll end up. My biggest worry is, Im 30 with no children and due to the having children factor being a problem my time is running out! not that that is my biggest worry, who needs children when i have 4 cats and 2 dogs and of course my favourite HOUSES!!!!!!

    In a NUT SHELL… I am a NUT… but driven there not by choice *smiles*

    I’m Glad im part of a big group of invester Nuts now! I feel like Im home when I’m here! GOD I could sit here and talk Property and learn investing all day everyday!

    Property People Prefer Cats to Dogs? hmmmmmm maybe not in my case! I think if pets where property I’d be the wealthiest steak holder here…

    I have 4 cats and 2 dogs

    Cat 1.) Ally (short for Allisyum meaning little flower, she use to sleep in the allisyum) Aged 11 and a real royal snob.

    Cat 2.) Angel (devil in a cat suit what more can I say!) Aged 9 and a real hudini!

    Cat 3.) T.C (the Tom cat of the family and a real hussler, although he is a real mummy’s boy) aged 8 fat and full of love!

    Cat 4.) Pixie (T.C twin sister, 3kg lil darlin a real smooch too.. all laps at my house are reserved by her, although she hasnt worked out how to sit on 2 at the same time yet! but give her time) aged 8 hand raised with her brother by me from the age of 2 weeks.

    Dog 1.) Nettie (short for Eternity – she came with the tacky name but is an eating machine on legs.) Kelpie X terrier aged 3

    Dog 2) Jaxon (the munkey – small buff and fast, ready to chew what ever is laying around, has particular taste for Freshly purchased brand name sports footware. this dog aint cheap to feed *laughs*) chiauauaha x tenterfield aged 11months.

    Who needs kids when you have this farm! but they love me!

    Can anyone beat me?????????

    It certainly is niche, and although some creative investors are doing this now privately no one has as yet brought it through to the surface for all to access in the property industry.

    Just as an update I’m all booked in to start off my initial Property Management certificate and then its onto the agents licence from there, im guessing thats where I should start first before I venture into the exciting adventure of how to set up a business.

    Thanks so much folks! Im aware that I must complete my property management study and my agents licence in order to start off. But I’m oblivious to small business full stop…. *chuckles* did I mention I failed accounting and business maths in high school… *ahrugs* not to worry, the wealthiest people on the face of the earth ever finished school so theres definately hope for me!!!!!!

    Maybe I’m a little insane for wanting to tackle property management or should I say conflict management, but I’ll never know whats out there or what can be learnt from it if i dont give it a bash! right!

    hmmmmmm,

    Ok well maybe this is my “Care factor ZERO” approach to the days of our lives converstaion going on here but i have some idea’s on how to get creative with rent which can benefit both landlord and tenant.     Hey Team!

    WOW! thanks so much for the wonderful and creative advise. You’ve all given me so many idea’s, now im back to the late nights of getting excited about property again.

    Just to let you know that i have decided to sell one of the properties, as much as I hate doing so but Id rather do it this way and focus on learning more about other ways to invest in property. Doing this and keeping 2 im still giving myself a fair comprimise on my passion for property and my ability to service my loans. You’bve all been a wonderful help thankyou so much, Im now on a journey of business development within the property industry! its all so exciting and I cant wait. As for my troublesome tenants, Im unfortunatley moving one onto bigger and brighter places by selling up. THe severely troublesome tenant I’ve been able to sit down and educate fairly and firmly. So now the proof lays in her hands, I hope my friendly communication keeps her in the house as long as she hopes. shes in control of her own destiny just like we all are. I agree that my emotional links are my weakness and therefore, if she fails to comply with my fair comprimise ill be placing her in the hands of a firm but fair experienced property manager!

    Please keep the advice, life experiences and assitance comming. You all facinate me and I cant wait to learn more from you all!!!!

    *chuckles* you can read me like a book.. but thankyou for your compliments, i love getting feedback like that!

    and yes the emotional attatchment with the girl with 7 children is 25 years strong.. my first biggest mistake. When it comes to property management though im firm but fair.. its not about property management any man and his dog can do that.. its about conflict management and 2 out of 3 tenants understand that if they do right by me i do right by them always. anyway i know the 7 kids are a long term..10 years long term… shes stayed at her last property 8 years.. yes defaulted but had a very slack and qualified Property Manger who did not do a thing. As for the property management, being a tenant for 8 years myself made me realise that i dont want to pay for someone who is not interested in looking after my investments and that includes my tenants, (Ive been the tenant on the end of many a bad property manager/private landlord) and thats what motivates me to get into property management on my own.. but thats a completely new FORUM!!!! hahaha…..

    Anyway thankyou so much for giving me your feedback.. i have definately taken it on board and am now on a new journey rejuvinated self and wealth education!
