Thank you Terry. But normally does the outgoing mortgagee have time limit (deadline) of when they can delay the process until?

Thank you Redwood and wilko1. Yes, I can get a 300-400k property, however, what if I do not have enough buffer and what if things happen to us like getting hit by bus or we lose our job?

I have about 100k in Super, and I plan to acquire carpark(s) without owing anything using SMSF. How does this sound?

    Hi Scott,

Ian Thompson Properties did not pay for the repairs, as they left the carpet with cigarette burn marks. RE/MAX Colonial found this out and notified me. Who can I contact in this case? I do not think it should take this long for the $150 to be returned by RTA? FYI: Ian Thompson Properties did not propose for rental increase at all, even though they have managed my unit for almost 2 years. I would discourage everyone who read this post to use their service.

    Kind regards,

    Ricky

    Hi Dave,

Thank you for your prompt reply. Here is what their response is, after 6 days of repeated ignored emails:

    Hi Ricky,

I have to wait till the RTA deposit the funds into our account. I wish I could give you an exact time but unfortunately they don’t give one. It will be deposited immediately once it has been deposited.

Should I still write a letter to them?

    Regards,

    Ricky

Thank you everyone for your response.

Is there any online resource that this will happen on 1st of July onwards? Yossarian, please clarify further of what you meant by, "It doesn't apply to economic loss associated with breaking a fixed rate"?

Thank you for all of your responses. I am based in Melbourne, CBD, postcode 3000, Jamie. Do you know someone good in Melbourne CBD?

    Hi Kong,

Yes, it is what I am referring to. But what about other cities?

Then, it is of no difference of having dummy bidders, which is illegal in Australia?

This is the most ridiculous thing I've ever heard in auction so far! You are buying your own product! How funny it is! :D

OK, I'm confused here, what's the purpose of allowing the vendor to bid on his own property where he has the reserve price setup beforehand? To me, it does not make sense to allow the vendor to bid on his own property in the auction. Please shed some light, thanks.

Thank you. And what is the difference with passed in after vendor's bid?

Thank you PC_Melbourne. So your friend received no capital gain at all, even though I'm sure the rent should go up. Well, at least he's got neutral geared property, or a CF+ property?
