    ok so i went to the local council and learnt a few things, firstly i need to finds a draftperson to design me a unit. Secondly, the lady at the desk told me that the council is currentl rejecting and applications for double story units in back yards, which is a shame because thats what i was planning. In regards to design and costs, id imagine the architect would be able to give me a good indication of where im at and what i can do.

    Now to find a designer that has worked in my area!

    yep understood but how does the tax office determine who is a property trader and regular developer ?

    i dont like paying tax so i would try and save that tax money

    giddo, rick its something that im really considering, i know that it would be the most tax effective way of doing things but when do i buy my dream home ? i guess it depends on whets more important to my wife and I

    my option has been to save like mad, but that gets old real fast, i find myself working way too much and not having enough fun.

    i need to broaden my views, maybe find a money partner. im not really sure how this would work though.

    am i thinking backwards in wanting to keep and hold my properties ? All i keep hearing is SELL SELL SELL scary !

    hmmm thats an option i have thought of but i always seem to stumble when i think about selling the property. I seem to think of the longer term advantage of having the property, and not the fast money of selling.
    Id much prefer to borrow against the property and use that money to reinvest.

    maybe im just being silly but thats just the way i see it .

    i have been looking for positive cashflow properties, ive had an extreamly hard time finding 1, are there any out there ?

    hmm, the cost of building the unit would be around 130K and know that the market value for it once built would be around the 340-350k mark.
    Ik now that the money is there to be made. I guess my question is to sell or keep? For some reason i dont really like selling, but it might just be the best option.?!?!
