Great post! The main point is to stick to your goals. Your success is measured by these. If paying out your PPOR before you get your 1st investment property is one of them, then so be it. Personaly, if an investment is going to pay for itself, and you dont have to put any money down, then why not purchase it? Keep on paying out your PPOR. Once you have paid one out, move on to the next. Stick to your goals. Once again, great post.[:D]

When it comes to the government and money they dont like the stuff slipping through their fingers, well not back to us tax payers. If they decide that you have ripped them, they won’t be happy. I would say to play it safe. Play by the rules, dont try to bend them. You dont have to be there for 12 months, but have a good excuse why you are moving out. If you get the grant, spend it, then have to pay it back, you could be behind the 8 ball! Your call but i would be very careful. maybe someone else has tried this? anyone?

Gladstone, Queensland. The Gladstone region is experiencing great growth. The population here is expected to explode from 40,000 to 60,000 by July 2004. This growth is being fueled by several major industrial projects. Currently under construction is Comalco’s $5.6 billion Alumina Refinery. Due to start construction shortly, the Aldoga Aluminium Smelter is a $3.8 billion project. There are several other projects proposed for the region and to find out more, take a look at this site (it is a long one) :

House prices here have already jumped considerably, but are expected to keep climbing. Investing here you will find great capital gains and great yeild. 10% returns are not uncommon. Here is another site:
