If you try to find a deal you would be hard put to find a deal which looks as if it may be producing a 25% profit on cost.
Those kind of deals are few and far between.
I said ‘looks like’ because often there are unforseen problems which eat into the builder’s pocket.

The formula is only correct if one were not required to pay tax on one’s profits.
Therefore the best tax vehicle really is one’s own house.
Once one has some sizeable equity in one’s own home consider replacing it with another home which you may be able to buy below market or where you can improve the value by making renovations.

Sometimes it is possible to subdivide the existing house into two apartments and strata title them.
Is there room to retain the existing dwelling and just build a second dwelling ?
Is the existing house a brick house or what ?
