    Yeh yeh i know how it sounds – but when you think of all the elemetns – first home buyer, single, perth property market – I didnt
    even think twice. Its not like im some property tycoon complaining about paying $88 for one of my 10 properties.

    And of course i knew the costs thats the going rate, I mean its cheaper to go to the dentist and get a filling and they do a 5 year degree lol

     I required a small amount of plastering in the bathroom/laundry, I had a man come over, he asked me how much i payed for the house, went on to say that’s its strata and you never really end up owning it and that duplex’s are crap (its my first home that i bought as a single gal in perth last year )and then I called him after thinking about his quote and he was yelling at me over the phone because I couldn’t understand his stupid fu**ing pommy accent amongst all the other loud noises in his background “are you bloody deaf of something” he said to me. He called back like 5 times but I didn’t bother picking up. Another guy a plumber came over, didn’t do anything, just looked at the walls and did this test thing to see if there was moisture, he wasn’t there for more than 20 mins, didnt get dirty or have to stick his hand in the shitter or anything and charged $88 (and that was apparently pension rate – I made my dad call so I could get the discount). Now $88 for 20 minutes that equates to over $4 a minute, if that isn’t fraud I dunno what is. 

    I’m just jealous cause I have a career In IT, I have to use my brain constantly and someone with an IQ of 5 will earn twice as much as me and works 5 hrs a day. YIPPEEEE happy dayz

    The banks should lend you that easily, you both have full-time work and a decent 'bit' of equity…a 200k loan is like $650 per fortnight so that’s the first home paid for so then you just really need to concentrate on servicing the secondary loan of $350,000 which with your combined income is very do-able. (this is just my opinion, some may disagree)

    Of course…..MACS are a headache on a good day. Maybe you need adobe flashplayer or adobe shockwave or some other plugin.

    OK so the actual cost of the motor is deductable but the door isnt…I think ill just wait until im in there.

    Painting tiles is OK on walls but is a big no no in the shower recess even though they say its waterproof etc. It slowly just chips and peels away and looks bloody awful!

    Hmm very valid points there and adding a new feauture to the house is a great idea but the only thing i can think of is a new electronic garage but i dunno if that warrants any kind of increase? 

    The property manager (whom manages my siblings properties) looked at market value and said $220 and I thought 'fair enough' keeping in the back of my mind that my brothers property had a bidding war as well as my sisters plus the neighbor next to my IP but that didn't happen so I really should have spoken up! (I have a 3×1 and they have 4×2's in better suburbs) 

    At the end of the day I’m not living from one pay to another but these interest rates are of great concern and the fact that it looks like Labor are going to prevail in this years election is even more concerning!

    Thanks ‘Aloti’, didn’t realize I had another reply to this topic. I think buying in a suburb such as Runcorn and others with an ‘average’ sort of reputation etc is the way to go; ideally I want a townhouse because of the minimal garden and maintenance etc but the corporate body fees chew up a whole lot of profit. I am amazed how different things are compared to here (perth). I will be keeping my eyes open the next few months for any bargains which may appear!

    In a nutshell, time is not on my side. I work 6 days a week, basically I just need a foot in the door. I need to know what suburbs to stay away from and what ones to seriously consider. I’m looking Adelaide (city) and Brisbane (inner bris/city), 2-3 bedroom townhouse (or unit f the right one presents itself), pretty simple really but easier said than done!

    Something like this is what I’m looking at, what do you guys know about runcorn?

    Thanks guys I’ll have to jot some of that info down.

    Basically I’m not buying local because I live in Perth, I cannot afford Perth and my money has the ability to go a lot further elsewhere. There’s a larger selection of properties, higher quality etc and not to mention higher rent. I have in mind Brisbane or Adelaide at this stage. Of course this unfortunately means sacrificing my $7000 first home owner’s grant…[baaa]

    To be honest, with the amount I will be spending there is NOTHING in Perth i could possibly get emotionally attached to, they are all sh*t holes [biggrin]

    Brisbane looks most logical at this stage..this statement is a bit of a worry but perhaps I could get a bargain unlike here! “According to Home Price Guide the average Brisbane house now takes 15 weeks to sell; almost double the time on the market as twelve months ago. “

    If it’s not to live in I would look out of w.a or if you prefer w.a the suburbs which are still thought to be under valued are Calista, Orelia, Armadale, Kinross/Clarkson, Parmilia, Bayswater…I’m sure theres a few more …

    They counter offered, I assumed that would have to be on paper. I don’t trust verbal agreements..Oh wellz.[cigar]

    btw it is Perth, not much fish in the sea, thus I’m investigating Brisbane and Melbourne atm.
