    Hi All,

    I posted the topic on the Somersoft forum last night and have had 2 positive responses so far so it all looks promising.

    Any ideas on a venue? Maybe a pub or restaurant with a private room or area. Any other suggestions?

    We are in Hobart as well and are keen to catch up with other investors.

    Started out as a carpenter/ builder.
    Then worked as a tour guide for Top Deck Travel in Europe for 3 years.
    This led to 9 years as a travel agent back in Australia.

    I am now back building houses again, however plan to concentrate more on the developing side of things from now on.

    Hi Elly,

    We have had the same thoughts ourselves lately until We talked to the local council who informed us that you can’t sell a strata title block on it’s own without a dwelling on it ,as opposed to a straight forward subdivision.

    It was news to us. If anyone can shed some more light on it I’d appreciate it.

    Hi Giulio,

    I totally sympathise with what you are going through with the council.

    I have had similar experiences on quite a few occasions. As frustrating as it might be, as far as I know,I don’t think there is anyone you can take your case to as the council seem to be a law unto themsleves.
    As hard as it might be, try to keep in good with them as you don’t want them as enemies.

    Easter for us was great with a big easter egg hunt with the kids at Mums place in northern Tassie.

    If you are looking in Tassie the website is thelist.tas.gov.au
    I think it costs less than 50 cents per property to find the lass sale price with a minimum credit card spend of $5.00.

    Hi Jason,

    No need to worry about a pest report as we don’t have any down here. Although that’s debatable depending on your political persuasion.

    Fortunately we don’t have termites down here and I have never heard of anyone having a pest report done.

    Hi Amanda,

    Thanks for the reply.

    The house is about 20 years old. It is a highset house on steel stumps. There is a concrete slab under the entire houseand part of it has been built on to create an extra bedroom. This is where the crack is that the inspector said could be a potential problem.

    Thanks Michael & Jakethemate for all your help,

    Arrived back yesterday. We looked at 8 properties, narrowed it down to 3 and bought 1.

    Paid $325k and had a tennant signed at $650pw within the week.

    This year instead of staying at my Mums we are staying in a little beach cottage because my brother and wife from QLD are down in Tassie.
    Not enough room at mums place so we opted to rent a shack on the beach.Strange feeling.. going on holidays in your home town.

    Hi Barni,

    We have swapped agents before. We found an agent that we thought would do a better job, they sent the agent with the lease a letter signed by us sayingh that they would be taking over. No problems.

    Shop around for a better property manager and ask them if this is possible. It might vary from state to state.

    Hi,

    Are you using the magnifying glass at the top right corner when you are in the forum? I had the same result using this.

    Try clicking on the word “search” in the left hand column under Forum Boards. It works for me.
