    Hi Everyone,

    Chris,

Let me know your email so I can add you to the list.

Even if there isn't a meeting when you are down, let me know a week or 2 in advance and we can catch up for dinner or a drink. We did this recently when Anita from Melbourne came down to check her latest development. I emailed everyone on the list and a few of us caught up with her for dinner.

    Cheers,

    Pete

Good one Pete…. the sandy bay property is in quayle street so it neighbours battery point and the kingston house overlooks the beach and derwent…. where are your investment properties? Are there any other good suburbs that you are prediciting to do well over the next 5-10 years? Those REIT reports are sometimes dodgy because they are based on a minimum of 3 properties being sold so the capital growth can be good on those suburbs… but it is only based on such a small number of properties being sold. cheers

    Hi Tuggerwaugh,

The unit I sold was in Bath St at Battery Point. I bought it in 1995 when I first moved to Hobart for $56000. Off street parking and views of the Casino and yacht club. Sold it last year for $210000. We have a rental in Lindisfarne with DA for 2 units on the back, a house in Mowbray with DA for subdividing 820m2 off the back, some land in Sorell and Glebe Hill where we plan to build some houses/ units, and a couple in Queensland.
George Town (my home town) in the north could be worth a look due to the nearby pulp mill being approved. Sorell and Brighton are both quite fast growing municipalities. That is one of the reasons we have bouth the land at Sorell.

    Andy,
Keep an eye on my storage sheds for me! We are renting them out through Peter Vowles Real Estate. They have been really good to deal with. We have a few empty at the moment. Any suggestions who we can target to fill the sheds up?

I know Lachlan, I finished a house off at New Norfolk and sold it earlier this year. Very pretty spot.

    Cheers,

    Pete

    Hi Andy,

I think I talked to you on Somersoft and mentioned we had bought Miles Mini Storage.

We are in Hobart. Where abouts is your land?

    Regards,
    Pete

    Hi Tuggerwaugh,

Sandy Bay is blue chip so you should always get steady growth there and due to the uni you should never have problens getting it rented. I used to have a 1 bedroom unit in Battery Point and found the best time to rent it out was in January when all the students were looking for accommodation.

Kingston & Kingston Beach are going crazy at the moment. There is so much development there. Again I think there is a lot or room for growth.

    Cheers,
    Pete

    Good point v8ghia.

I think Tassie gets left off the map in a lot of things. A lot of reports you see on TV rarely include Tassie.

RPData still don't have Tassie postcodes.

Tuggerwaugh, I don't think you will go too far wrong investing in Tassie. I'm doing nearly all my investing here and I'm quite confident that the market's going to hold up quite well.

One website that is great for past sales, title info etc in Tassie is http://www.thelist.tas.gov.au

Terry Ryder used to have a report on hotspotting.com.au featuring the 10 top Tassie spots. I don't think it's there any more.

    Cheers,

    Pete

    Hi Guys,

I live in Hobart now, however George Town is my home town,

I have never seen the town so divided as they are now over the pulp mill. I know the RE Agents in the town are flat out at the moment with all the interstate enquiry.

    Cheers,
    Pete

    Hi Chris,

Send me a PM with your email and I will add you to the list.

I think Tassie is pretty good shape. You mightn't get the capital growth that you get in some other areas, however the yields can be quite good.

    Cheers,

    Pete

    Hi Rachel,

Some months ago a couple of us got together and organised a get together in Hobart. We managed to get Melbourne based Mortgage Broker Rolf Schaefer down as guest speaker. It was a huge sucess, we had about 25 people there.

I actually talked to a couple of the others today about organising the next get together for Thursday 22nd November. We are looking at dinner and a chat without a guest speaker this time. Just a chance to get to know other like minded people. We were thinking of Irish Murphys in Hobart as they have a great private room we can use as long as we are eating there.

I normally post all the details on PI.com as well as Somersoft. We also have a mailing list and email details of meetings out direct to anyone who wants to be on the list. Let me know if you would like me to add you to the list. Also we can always use more help in the organising side of things if you are interested.

    Cheers,
    Pete

    Hi,

Kingston & Kingston Beach have had some amazing growth recently with all the development that has been happening there.

Sandy Bay is a blue chip area so you can't go wrong as long as you do your due dillegence.

Other areas with plenty of growth are Brighton & Sorell

    Cheers,
    Pete

    Hi everyone,

I'm afraid we have had to cancel due to lack of numbers.

We will post on the forums soon asking all interested their preferences, eg weekday/ weekend, evening/ afternoon, also if people are interested in getting together just for a chat if we don't have a guest speaker.

    will keep you posted.

    Regards,
    Pete

I've been looking at doing similar, near a uni, however any property managers I have talked to don't seem too keen on the idea.
Understandably it's more work for them.

Has anyone struck a similar problem with property managers and renting per room?

    Cheers,
    Pete

We had fake brick cladding removed by a professional asbestos contractor. Underneath were beautifully preserved weatherboards.

It's a house built in the 1920s and we are renovating with the intention of putting it back on the market once finished. The finished product should look fantastic.

    Hi Loanwolf,

Is it a 2 year working holiday visa you have?

I'm not sure if it is still the same as it was when I was over there in the early 90s. You used to be able to apply for an extension on your visa if you had had a substantial amount of time out of the UK. For example I worked as a tour guide in Europe for Top Deck Travel and had 15 months out of the country in 2 years.

I went to the home office in Croyden to apply for an extension and after checking my passport, they gave me an extra 15 months.

I'm not sure about Britain's foreign ownership laws, however I'm sure there are Aussies on this forum who own property over there.

    Good luck.

    Pete

    Hi Foundation,

I totally agree, the new setup is hopeless.
I sent a message to PI.com a few days ago regarding the fact that I can't mark topics read as I could before. No response yet.

I'm not sure what you mean by the problem with Somersoft. I have had no problem there….yet.

    Cheers,
    Pete

    Hi everyone,

It looks like a Tassie property investors get together might finally be on.

I have been in contact with some other Tassie investors on another property investing website and one of them has indicated that his mortgage broker Rolf Schaefer was interested in flying over from Melbourne as a guest speaker.

I've looked at a few venues and the best seems to be the German Club in Bowden St, Glenorchy. Jackie's Aunt is on the committee there and said the dining room isn't used on a Saturday afternoon and they can put on afternoon tea (coffee & cake) for $5 per head. Rolf Shaefer has generously offered to pay. The bar is also open if anyone wants anything else.

The date will be Saturday 5th May. I know we are not going to be able to suit everyone, However this works for Rolf.

Let me know if you can make it.

     Cheers,

    Pete

Hi, can definitely recommend Dale Gatherum-Goss. We live in Tassie and made the trip over to Melbourne to meet with him. We were so impressed. He answers your email so quickly and his assistants are just as great.
    Cheers
