    Honesty is always the best policy! Have you discussed the option of selling the property to the tenents? Often they are keen, especially if you can do the deal as a wrap or lease option to them. Then it’s a win-win!

    Ditto. I also attended the Perth Mastercalss and found it well worth my while. Thanks again Steve and team.

    Are there like minded people out there who also attended the Perth class who would like to share ideas and stories of their Perth based investing??

    Being a Perth investor myself, I find I have had similar experiences. The market here is certainly not dead with growth being seen in many suburbs. However, any individual property should be assessed on it’s merits and how it fits in with one’s own investing plan/portfolio. I find that the market itself has less of an impact on what I do, although I am always willing to take the assistance it has continued to provide recently!

    I also attended the master class in Perth, and would also like to extend my thanks to Steve and the team. The day was time well spent and interesting, but I was disappointed that the focus had moved from positive cashflow properties as such. It is my understanding that these are still hard to find and that Steve and co. have moved away from this focus, although he dodged a little every time this was asked! What were other people interpretations of this please?

    Thanks Terry. So the trust can pay this interest as an expense in pre-tax dollars?

    I was also concerned about this extra cost and how it would reduce the positive cash flow each week or even turn the deal into a negative cash flow one, and the fact that Steve didn’t seem to have mentioned this or taken the into account at all. Not in any of the calculations I could find in 0-130, anyway. It of course translates that you would need a higher percentage of return on the properties (which are in the minority in the market, anyway) to make buying them viable (as a buy and hold strategy).
