    Thanks D,

    Great to hear that your situation is working well. I have been hearing a few wispers about unit trusts, maybe that is the way things should be set up? Has anyone had any experiences with these, is this the answer to setting up a partnership?

    Who’s name is on the house, would it be both? Would love to hear your experiences.

    Hi,

    I know there are a lot of cheap parcels of land on the Southern city fringes but Christies is not quite out that far. I am looking out North (Lakeview, Elizabeth, etc) as the DSTO is expanding out there, the RAAF base is expanding and there is a new Northern Expressway being built to ease congestion.

    Worth a look.

    Thanks guys,

    We have discussed our goals at length and we both agree that we want to start with one new property, that we will contribute only some work to ourselves eg. tiling, landscaping etc. If this first venture works well then we will expand to possibly up to 5 properties within a few years.

    We are both sure of our goals the only concern we both have is if we have the ability to seek out the right properties and sustain our portfolio. I don’t think either of us have any concerns about the financial obligations to each other but because there are spouses involved we want it to be operated like a business.

    If you’re in the Eastern states people say the reeded side will be down, and the opposite in the West. I believe it is actually meant to be down, for whatever reason, but the practicallities are it looks so much better smooth side up. You can only sweep reeded one way – with the groove.

    I used stainless steel nails with an adhesive on the shank, and they are already starting to lift slightly. My advice is to use bugle head screws. It is more labour intensive to start with but they will be there forever!

    Just a bit of info in regards to your split system. I know that if you buy any item new and it breaks down within a certain timespan, you are well within your rights to ask for a complete new one. Give consumer affairs a call because this is not right at all.

    Secondly, I would be breathing down Bunnnings neck about it. It is in their interset to do something about it because it is their name being tarnished. Don’t be afraid to kick up a fuss. I work in the industry and believe me who screams loudest gets attended to first.

    If worst comes to worst, we have a local discount retailer in SA called Cunninghams warehouse (bric a brac etc). They sell split systems called Fujita (not to be confused with Fujitsu). They are ridiculously cheap but actually have a good quality compressor in them and good components. They are so cheap that if they fail next year buy another one. I don’t know if Cunninghams operate in any other state? Hope this helps. Get angry, it works!

    I think the marina development you are refering to is Newport Quays in Port Adelaide. I guess it would be regarded as inland as you have to access it via the Port River. They have a website where you can check out the plan.

    I know there is also one being built at Port Wakefield but that is right on the sea.

    Thanks Art,

    I’ve noticed on realestate.com.au you can do a suburb profile and find out some info but as you said, but this means sifting through areas suburb by suburb which makes comparisons harder. Also, to what extent do you rely on this data? As Steve says research is critical and I would hate to make a large financial decision without knowing the data is right.
