    If you work off $1500 m2 you should be safe. Still, it depends on the finish, the size, the amount of levels etc

    Generally it's 5% of land value. You must pay this in order to create the extra titles. If it's 2 dwellings generally its a small fee.

    What is it you are intending to do? This will determine the fee.

    The loan is with ANZ, commercial. Less fuss i find.

    I am also a registered builder so i project manage the build, thus the lower price. You would naturally pay more if you engage a builder.

    Sell 2 and use the proceeds to pay down the debt on the remaining unit. There won't be much debt left on it after tax.

    Hi Tracey. I should have been clearer. I expect around $850 per week in rent for all 3 units combined.

    That is one big negative. Also, you actually end up completing a lot of the work required to subdivide as you build e.g. connection of services and stormwater. If you build only 2 on a block there is no Open Space Levy either. So for the sake of a few thousand bucks why wouldn't you subdivide??

    Thanks AC. The units will be individually titled with no common property, which is always nicer.

    The chippies have been at it the last couple of days. Everything running smoothly and to budget despite the rain.

    Hi Buttercc

    Ahhh Doncaster East. I live in that neck of the woods so know it pretty well and have done a few town planning permit applications there.

    You are correct, that size block will be suited for a 2 townhouse site. Manningham Council is quite reasonable i have found. Your setback of 9m is really worst case scenario. Take the average of the two neighbouring properties, measure their setback (not the portico) and take an average. That's the way you'd work it out. If it's over 9m then 9m is your setback by default.

    Building one out the back can be possible if the land permits. Hard to comment without more info.

    Buttercc, which suburb is the block? At 750m2 you can build anywhere up to 4 dwellings quite comfortably, but, it depends on the suburb.

    Also, keeping the house and building out the back can work or you may find starting from scratch is better. Then again you may be able to retain the front house and build 2 rather than 1 in the rear.

    Ashley's advice is sound….have a professional look at the finer details and numbers for you.

    We would need much more information. There are structures you can build on. Some easements are easements on paper while others actually have council/water authority/gas assets in them. Depending on the type of easement you can build carports, rainwater tanks, car spaces etc. In Victoria you need to go through the exercise of filling out the build over easement form.

    Update

    Today was one of those happy days – the concrete was poured and slabs are now complete. I have attached a couple of photos for viewing.

    Now the rest of the build can run pretty quickly. The carpenter starts tomorrow with the wall frames followed by the roof truss. Fascia, guttering and roof tiles soon after that. Could do with more sunny days like today

    Buying with family? Think very carefully. At the ages that you all are things can change very quickly when you get married, kids etc. Definitely seek advice and structure correctly when the inevitable happens.
