    You shoul be proud of yourself. Well done!
    I have only just started with it but it is much better than mine.
    One thing to consider is New Zealand investors and taking stamp duty etc out of the formulas.

    What is wrong with property under 80K? If you buy 2 that 160K invested positively etc. I guess you have to add stamp duty etc but the figures can work out.

    Don’t worry too much about the money. Do you love the country? If, so move there and you will probably be debt free with a little income.

    Don’t just look in Mildura. There are plenty out there. Try other states, or more remote towns.

    11 second rule may be hard to find but if you put 20% down as a depostit that may give +cashflow.

    I went and asked my bank manager this same question and he said if you have an existing IO loan and apply for another loan it will be harder to get as the bank sees that your debt is not reducing over the years.

    Ask for yourself as I cannot fully remember the conversation. Either way I was talked out of it.

    I just saw a good thing on Today Tonight tonight[:D] that showed quantity surveyors valuing the depreciation on all fixtures in the IP including building and reno costs before the owner even bought the house. Check it out on their site.

    A little birie tild me that in some areas the tenant picks up the bill for the tenant finding commission(usually one weeks rent). Then you could say to the tenant “if you pay your rent on time for the duration of the lease I will give you a bonus of 1 weeks rent in cash”.

    U2, Jeff Buckley, Smashing Pumkins, Powderfinger, Queen, Stone Temple Pilots, and top 40 stuff. Beatles and older stuff is good too.

    You could get a close friend or family member to occupy the house and pay board. This way you get FHOG and rent it out. I say family or friend because it could get nasty if you try that with anyone. I have had friends that did this and it worked really well.

    Just a couple of quick questions about investing in NZ…Can you claim interest paid on the loan?
    Are there any extra charges from the NZ banks for being over here.

    Housesitter…..I did a Certificate III in IT and now have a fine job. I definately would not be here now without that. I have since mentored a TAFE graduate who will soon be offered a full time job here.
    If he/she really wants to do this good on em. Give them encouragement.

    I am a systems administrator at my local council on the Central Coast NSW. It’s heaps better than commuting but hopefully I can retire early from successful investing.

    So if you have any problems with your PCs feel free top ask. [:D]

    I too have decided to do this. I have my wifes backing which was surprising. So I will commit us before she changes her mind.

    I sold it to her like this…

    We have a mortgage of $250K
    Our property income each week is -$350/wk as it is our mortgage repayment.

    If we used the equity to buy + cashflow IPs(1-2 at most the banks will lend) property income may reduce to -$250/wk at best.

    If we sell and buy $500k worth of IPs our weekly property income would be at least +$250.

    If I pay $150/wk rent. I am still left with at least $100/wk in my pocket.

    That’s roughly a net difference of $450/wk that stays in my wallet. I can now use that to buy more IPs.

    Please shoot me down quickly if this is wrong because the crib is going on the market once renos are done.

    Below is a link to disable system file protection. Generally it is a good thing to have, but annoying. There are also other settings you can specify.

    I too have been reading a heck of a lot of posts and seem to be lacking a wealth creation plan. I have read most of the books but would like to see what you use as a guide to measure your goals.
    You seem to be one of the more experienced posters here.

    Have you considered selling and renting or boaring with friends. The profit you make from your sale could go a long way.
