    Hi all,

    I was a ‘peak oil’ follower until I recently read this article…

    … which gives some very reasonable debate material re the abiotic oil argument.

    It’s a long read, but I always say that if you don’t read all the facts/theories/ideas etc you really cannot make an informed decision nor make a valid argument…

    Any feedback from forumites who read the ‘complete’ article would be interesting.

    Hi Tass,

    I drive through Jimboomba every Thursday.

    It’s a nice semi-rural area with reasonable amenities. Woolworths etc.

    Not sure about the crime, as I am usually doing 80kmh as I pass through so there have never been any car-jacking attempts. [biggrin]

    My boss lives there with her husband and 3 kids, she lets them roam free without worries. I think the eldest is 13 and the youngest 4.

    It’s an area that’s growing, slowly, I have driven through it every Thursday for the last 4 years.

    If you are buying as a PPOR I would strongly suggest you get somewhere connected to town water. When it does not rain lots of people I know pay to have water tankered in to fill up their tanks. And it does not rain MOST of the time.

    There are some expensive areas $400K upwards and many more reasonable areas $200K and plenty of acreage blocks.

    Hi Shar,

    I agree with your explaination re NZ tradies.

    I think NZ needs a bit of a poulation boom with an emphasis on importing tradies.

    Alternatively the govt could ask the electricity Co to shut the power off between 6.00pm and 6.00am so that Kiwis would have nothing better to do than make babies… I suppose then the govt would also have to impliment special kindy school lessons with the emphasis on training up tradies… But I don’t think I can wait that long to get the jobs done on my IP’s. [biggrin]

    Hi Torachan,

    For instance there are serious structural problems in houses built xxxx – xxxx (I won’t say exactly when because I know for a fact that some on this forum have CF+ houses that are a timebomb…. you can’t tell them)

    If you feel so strongly about assisting Lister to make the right decision regarding his O/S investment plans then please share the info you have alluded to above, so that any other potential new investors (including Lister) do not buy into the same ‘timebomb’ that ‘some’ current forumnites have bought into.

    We are all here to share any information, insights, theories, pitfalls and plans that we may consider helful to the persons posing the questions so please share what you know.

    Hi Lister,

    I bought all of my NZ IP’s via Internet (planning a first visit around April) and I would say one of my biggest problems so far has been getting tradies to firstly quote and then get started on any work that needs doing.

    I would also advise explaining from the very outset that you require your PM to inform you of all and anything that occurs with regard to your IP the day it happens.

    9-months down the line and I am now very close to the light at the end of the tunnel with a new PM and lots of e-mails and phone calls to tradies.

    Long distance and sight unseen investing can be done it just requires patience, due dilligence and an ability to nag at people until you get the results you desire.

    I am sure that many other forumites will add their 2-cents to your question.

    Hi Trish,

    I already have 4 IP’s in NZ and I am now considering looking at the reno side of things to increase CG and rental income.

    However from my experiences so far in attempting to get tradespeople to start and finish repairs in a reasonable time frame my biggest concern is being able to get any work done on a reno IP in the shortest possible time. Especially as I am living in Australia.

    Your comments in regard to long distance reno projects would be appreciated.

    I’ve had my comprehensive car insurance with Hotline for a few years now, saved $hundreds$ on other quotes, although I’ve never had to make a claim.

    I guess the simple answer is to have a chat with my broker once I have had the IP’s revalued.

    Hey Ozi,

    Welcome back, well done on your purchase, are you prepared to give us any details of where it is, how many bedrooms etc, what price, what yield etc?

    What were your impressions of Wairoa and Hawera in particular?

    I’m planning a trip to the north island in April, I have not seen my IP’s yet and I’ve had them since last June. [blink]

    BTW who did you fly with, what was the ticket price and what did you do for accommodation?

    Hmmmmm 14 days and nights on a 22 x 45 foot module with 5 other people you don’t know… Might get a tad boring and claustrophobic… [axe]

    If as an investor I were to work on the premise of ‘property doubles in value every 10 years’ then I therefore need never worry about what stage the market is at when I get into it because all I would have to do is ride out a decade and then reap the rewards… [blink]

    Hi Techhowse,

    Welcome to the forum.

    IMHO answers to your initial questions go something like this…

    – Locating a good buy (perhaps one that passes the 11 second rule)

    If you want something that passes the 11 second rule start looking in New Zealand or look for a property in OZ that you can add value to to make the numbers pass the test.

    – Whether to invest in Commercial or residential property

    If you’re just starting out I beleive that commercial is too risky.

    – Whether or not I should consult a financial adviser/planner

    Many forumites have many differing views on this so I’ll leave it to someone more qualified to answer.

    – Finding a suitable and good home loan or maybe using OPM

    Start by talking to a good mortgage broker, there are plenty on this forum.

    Hi Jason X,

    I have IP’s in NZ and all of them were bought unseen, apart from Internet photo’s.

    Just the usual clauses, suject to ‘suitable’ finance, building report etc.

    As Byronet said, not too many or the vendor gets scared.

    As long as you do your DD you should be fine.
