    Western Sydney.
    250,000 house i rent for 335 per week, i brought in feb when prices where lil higher than now. Orbital near by, got high prospects for growth. it is almost netural cashflow.

    These properties dont need 2 fit 11 second rule, they may have capital growth or some aspects associated with them.

    Hey mate, congrats n goodluck. IM 19 and brought my 1st place early this year and had no garantors, or nuffin. I too work in real estate n im about 2 purchase my 2nd 1 later this year.
    You can do anything you want to.

    Hey guys, just to fill you al in,
    You can get a loan at the age of 19, i did.
    depends on how much $$$ u earn though.
    i had $40,000 saved when i brought mine aat 18, i brought in sydney this year for $260,000 with a $230,000 loan and am almost ready for my second property.
    i had no garantor and no other help, i live at home have little expenses and earn $700 base wage a week, well at the time it was $592PW so yes you can get a loan for a prop at your age, but…. you have to have an income that can sustain the loan, my loan is $1600 per month p&i and i have no tenants in it yet so u need 2 be able 2 handle that + other expenses.
    I feel that being an agent myself though gives me more confidence to suceed as i am surrounded by real estate and see hopw it6 works every day of the week.

    g’day guys,
    thanks for all of your replys, i went off at them and they knew what they did was wrong and gave me refund and terminated payments straight away. i already had insurance taken like 3 days after my cooling off period.
    i just found it quiet rude of my lender to do that i will not refer anyone 2 her ever again through my office either i will travel to the next furtherst out stgeorge lending centre just so i dont deal with that mole!

    Hey,
    i agree with blue jay c i am an agent aswell and open listiung do not work
    you are everybodys listing and nobodys responsiblity and you do not get best results interview 3 agents and see which one you feel most comfortable with. ask them to negotiate fee and see what they say if they do, dont go with them because if they r happy to throw their money away they wont mind throwing yours away, find the one which closes the hardest and has best negiotiating skills and advertising campaign but all inclusive.

    HEY ALL, GREAT EASTER BEEN WORKING 14-16 HOUR DAYS ON MY NEW IP IN SYD, GOOD FRIDAY I SPENT WITH MY BROTHERS JACKING UP THE ROOF OF THE HOUSE PUTTING IN THE NEW SUPPORTS. FUN!!!
    PUT IN SOME WALLS 2DAY, AND GOTTA DO THE FLOORS OF THE HOUSE SOON.
    GOOD OL TERMITES. SPENT ONLY 1000$ SO FAR AND GOT A 35,000 PRICE REDUCTION.
    WORK DOES PAY ITSELF OFF.

    i never ever give out my details, i have never asked 4 insurance thru cgu bcoz they r expensive i use NRM<A, as i said i got loan through my back and they have me direct debit out of my normal account.
    stgeorge use CGU thats why i saying it my bank, never filled anything of the sort out.

    i will go ballistic 2morrow at them, they have no right!

    propertys dont sell for 3 reasons,
    the three P’s
    Price
    Presentation
    Promotin

    if all three are in line u will sell,
    price if too dear in todays market place people will look at cheaper,
    presentation which will mean price,
    and promotion, u have to be getting people through 2 sell it u cant sell a secret>
