    Locate a state, and then pinpoint on a map large looking towns and google them…

    easy….

    I spend about 8 hrs a day in the market looking for these things, there out there, just depends what state your looking in.

    Other way is to get a bunnings catalouge and anywhere around a bunnings store, because most are new,a nd they have had lost of $$$ spent on research to make sure its fiasible to open up.

    I have just secured in last 3 months about 6 in Speed and Nagle street.

    These were purchase between 160-180k, rents being $280-300pw.

    For sumb $200k, I am still purchasing many properties around sydney for $200k and getting $300pw rents.

    I would need to see more numbers then $57 per week.

    I have a large negative portfolio however this is used for equity gains and the cashflow positive portfolio offsets this, so I can keep purchasing without impacting my lifestyle.

    One must ask themself, why am I purchasing this property….

    Why would you finance it?

    I would purchase a small one cash say $15,000 and refi once set up. Would be best option.

    If you cannot purchase outright, look at other options of obtaining short term finance.

    I saw a product the other day @ 80% LVR for abn of 2 years + so check with a reccomended and trusted broker.

    I am always happy to look at vendor finance purchasing I just bought 3 blocks of units this way, feel free to email me if you wish to discuss your sale.

    Depending of what your trying to arcghive it may fit into my purchasing criteria.

    I exchanged recently on a few in QLD and added special condition along with finance that I have the right to change purchase details before settlement. Check with your solicitor however.

    I prefer to do interest only as it helps with servicing your loans allowing you to buy a lot more property.

    I am still getting CF+ deal in todays market.

    I just settled on a property for $22,000 reno of $25,000 reval of $140,000 rental $200pw in pop of 10,000+

    Hey guys,
    Thankyou for all your posts and help on this one. I have had council out to look today, they said there may be a few modifications i could do to make it legal. It was a good result from what we discussed and theres a few possible avenues to go down in which we can keep the dwelling with residents in it.
    I will keep you posted with my results.

    Just on it, the place is a 1 bedroom home like a spec home at kellyville inside, its real good i just meant rent it as a spare room and if tenant lives in it i have control as it is not classified as a flat its a room.

    No i dont have a PPOR loan. i live at home still. I am 19, (20 in 4 weeks)have a IP P&I loan of $225,000. I have very strong disipline with saving and speding, so never consumer goods. I just dont wanna put on loan coz then wont be -ve geard that much. im more inclined on purchasing another property. But just thought id ask what people thoughts are.
    I just wanna buy another IP but dun think $20K is enough to get me in2 1.

    Hey Chris,
    Good to see that some other people are in same category. I am 19 almost 20, Last year i brought my 1st IP in sydney. i was 18 at the time, i had no garontor, no inheritance nothing.
    You can do it if you want to do it. I work 7 days a week 8am to 7pm to get my cash, so i have a fair bit of disipline.c
    Do what you can to save your cash. save save save, do as much work as u can to get as much $$
