    Would really love to see full functionality written into the site for other browsers. I use Firefox but to read Steve’s comments on the front page I have to lower myself to Explorer.

    The ’11 Second Solution” is for a 10.4% yield. Positive Cashflow property is one where all incoming ie rent is more than outgoing ie rates, body corp fees etc.

    This applies to all property regardless of price.

    If you do get help from your parents you will have to let the bank know about it.They would probably like to see at least 3 months savings as well. A common tactic is to have 10% of your gross wage put away ( I use ING ) into an account. It has worked wonders for me.

    I am assuming that as you are in the Defence Force you have accomodation? You can rent out the property but if you don’t live in it you will not be eligible for the standard first home buyer’s grant ( don’t know about the Defence Force’s ).

    Spend less on “doodad’s”, save 10%, and keep reading and asking questions here on the forum and you are on the right track.

    Buying real estate in Malaysia can be difficult for foreigners. You basically need a Malaysian to vouch for you ( partnership? ). Know any Malaysians?

    Not actually but have looked at it. The problem is from what I have found out, there is no property manager of any sort in the town to look after a property. Unless you could find an agent who would visit regularly to inspect etc…..

    You can do Aboriginal Sacred Site tests. Write to the appropriate council in your area ( there WILL be one somewhere ) giving the property address etc. And sit back and wait…and wait…and probably wait some more.

    Here in Alice Springs a couple did that for a new estate, got the okay, but two years later received word that their land WAS actually part of a sacred site. Their back door literally became the back of their property, not happy.

    I agree. Since McGrath has had his hiatus from cricket because of his ankle, things have improved. He may not have the outright speed of Brett Lee, but who needs it when you can bowl line and length all day long?

    I do believe that he will make the 2007 world cup, then retire – as the greatest.

    I too am looking for a financial adviser – but here in Alice Springs. The only one I have been able to find – qualified with fpa – is Jeff Tubbenhauer through AMP.

    Any others?

    Have you ever followed financial advice you have received, or read about from the likes of Robert Kiyosaki etc. ( not including Steve Mcknight – you’re reading this so I assume you already have )?
