    Does he have a copy of the lease agreement showing it is $300 pw?

    He should speak to the Principal of the agency. If dissatisfied he needs to go to the Dept of Fair Trading and/or the Real Estate Institute in your state.

    Well a Real eEstate Agent cannot evict any tenants against the landlords wishes so ease your mates mind over that one.

    I don’t really understand the problem, are you saying they promised $300 pw rent and are now getting less?

    Can you explain it better?

    This is an expensive route. Interest rates around the 24% mark.

    They will want security in the project and also need to see some track record of your past development success.

    Please ensure you have exhausted other options beofre taking this path.

    Quite the opposite. People pay for the whole package. Noone will make an offer split into land and house value.

    However if you had a Quantity Surveyor do a valuation on the property he would suggest a value for the structure but due to age it cannot be written off against your tax.

    My home is 90 years old and is of a style which is in high demand.

    There is no depreciation left in it which maybe what your friend was meaning.

    A commercial and a business loan are two different things. A business loan being higher risk without property security to back it up.

    The UCCC only covers consumer lending. ie homes, hire purchase, credit cards, personal loans and other consumer debt.

    The exception is where borrowing for personal use is less than 50% of the entire loan.

    Purely for tax reasons. They are indicating that if you use IO then 100% of your repayments would be a deduction. This is particularly useful whilst you have non deductible debt such as a ppor loan.

    I would recommend you ask family and friends for a referral – is important to find a broker that you can rely on esp when you may lack the experience to tell the good from the bad.

    There are a lot of variables so my advice is general only.

    Most people pay a PI loan down weekly. If IO then it makes little difference.

    Whether you chose PI or IO will often depend on whether you have a home loan as well.

    You can also reduce your PAYG tax as you go each payday. Your accountant or pay staff will help you here.

    Here in NSW it is not officially off the market until contracts are exchanged. Some Agents will advertise it as deposit aken and defer all other intetrested parties until the contracts exchange or it falls over.
