Where do the tenants pay their rent? Follow that link.

Dobn’t let a Real Estate Agent get a sniff that you are after buying it tho – they will ask for a listing before you get to speak to the owner!

    Think of another reason?

I met a bunch of forum readers at a function on Saturday. Nearly all of them told me they didn’t post here because they were too scared of being put down.

Regardless of the writer’s intent it is the audiences perception that is important. I try to read my posts before I post them and think of how others will take them. Perhaps others could…[Read more]

NAB now do a 60% LODOC with no exit fees.

    Standard variable rates apply.

If you use the Choice package you may save on app fees as well.

I always found it odd that you buy a car after a test drive and a couple of looks but with a home you look twice and then are expected to make an offer. I always thought it would make more sense to live there for a week and go around and meet the neighbours etc.

Check out some of the mainstream lenders LODOC entry into their normal products.

Some I use have no exit fees but they aren’t all as relaxed as we would like a LODOC to be.

Contact a broker and discuss your needs with him. The fellows who contribute here are as knowledgable a bunch as I have seen (except me of course [blush2])

From what I have been hearing about OTP apartments you are lucky to make a profit at all in todays market.

Think back to your investment plan? Did you buy for a short term goal or a long term hold?

Has anything changed to warrant a change of plan?

Remember those who fail to plan, plan to fail [blush2]

Whether I recommend IO or P&I depends entirely on the client’s profile.

People paying down a home with no intention of buying more property will usually benefit from P&I.

Those wanting to buy multiple IP’s are often better off on IO.

Al lthe other cases between these two extremes will usually depend on the clients intentions, comfort factor and…[Read more]

  • Mortgage Hunter replied to the topic Kitchen Wanted – Melbourne; any ideas? in the forum General Property 20 years, 7 months ago

Find a small factory that makes them for builders.

I was quoted $4500 by builders for a new one fitted and paid $2000 plus paid a builder $500 to install for me.

Auctions are also worth looking at. Be careful of buying premade ones or second hand unless you have a very standard kitchen – they can often need a lot of work to make fit…[Read more]

    What a terrible article.

I know both parties in that wrap story and the only surprise in this whole story is how many times the wrappees defaulted on their repayments and should have been evicted long ago. Most wrappers would have done so long earlier than Yuchen did.

I reread my above post and realise it came accross as a bit flippant. I get asked this a lot.

It is like asking which is the best car?

It all depends on your needs. It is quite a competitive area and most of the packages are very similar.

Any topic gets locked as soon as it turns into a chest poking session between two or more people.

If it is non productive then the two people involved should take it offline and either agree or agree to differ.
