    Similar with RIPs you will often trade off CG for yield as you move away from the capital cities.

    Yields are usually higher as are the risks. Tenants can be harder to find and vacancies longer.

    We do have lenders that will go to 70% on a low rate and you can get LVR even higher if you are willing to pay a little more.

    A lot depends on the property, the lease and the location,

    Please don’t use my advice as any authority to commit fraud. I said that you had to move in within the first year for a 6 month period. Your lawyers are wrong – no surprise there.

    I think it boils down to two things when deciding on a broker.

    That he has your best interests in mind all the time, and

    That he understands what investors need – not just done mum and dads home loan and topup for a boat etc.

    I think it will prob rent well being close to transport etc but you may find difficulties when selling. Ensure you get the best price possible to make up for your having to sell it under the value of a comparable property two streets back.
