    Let me apologise for my tongue in cheek post earlier regarding spraying the bees.

    I have done it to some effect on paper wasps with no problems. Except that usually I found the nest the hard way and those buggers hurt for ages.

    Whoever told you that is an idiot. If it is an agent then he is pressuring you and you should complain about him.

    Ask your solicitor to amend the cotract with a suitable finance clause.

    You will be fine then to pull out, stating finance was an issue, and your deposit will be returned.

    You really need to sit down with a development financier and go through a lot of questions too and fro to determine your borrowing ability.

    Will depend on the project as much as anything.

    Highest leverage is to use it as a 5% deposit on residential property.

    Comercial will be a 30% deposit

    Shares will be a 100% – 30% depending on the quality of the share or MF.

    As far as best use for cash flow goes that al ldepends upon yield. A high yielding residential property will give the most bang for buck in general.

    For me personally, I have accepted that no one is going to hand me a cash +ve deal on a plate, especially in my choosen areas, and have accepted that in my current situation I don’t have a lot of time to go hunting, so have diverted my available time and energy into other investment options.
