Go for it. But agree on some ground rules in case circumstances change.
Also you need to ascertain whether you are both entitled to the fhog and if so you need to set it up so you can gain the max advantage from it.

The best suggestion I can make if for you to visit a finance broker or email one from this forum.
They have an intimate knowledge of the intricacies opf the different lenders and will very quickly identify which lender may be able to help best.
Saves you a lot of legwork and most don’t charge for this service.

Populations under 10 000 can cause problems with some lenders – this is not a show stopper though as there are other lenders who do not consider population size and lend at normal rates.

You can borrow up to 95% if your income allows. You will need to pay Lenders Mortgage Insurance which might be around $3500 – 4000.

Weatherboard homes require painting every ten or so years depending on the quality of the paint.
They also may need work on the stumps or piers.
However if work is needed then it is not usually too expensive.

Well in a nutshell, all the expenses of owning the property inc interest are tax deductable.
The rent you receive is taxed.
Basically if it makes a profit then you pay tax on that profit and if you make a loss then it is deductable.
This has been simplified a lot but I guess it answers your question.
